Refits at Basing View, Chineham Business Park and Festival Place
When an office floor is stripped for a refit, what lies under the old carpet tiles is rarely flat. There are adhesive ridges, patched trenches for cabling and old repairs at slightly different heights. Modern finishes show all of it. LVT and sheet vinyl telegraph every bump, and large format tiles rock on a hollow.
Flatness classes come from BS 8204 and are read off a 2m straightedge. SR1 allows no more than 3mm of deviation and is the class many thin sheet finishes demand. SR2 allows 5mm and SR3 10mm. We survey the old office floor, pick a primer that matches its base, then pour compound, normally 2mm to about 10mm thick.
The same approach works in the employment areas at Viables and Daneshill, and in warehouse offices at Houndmills Industrial Estate, home to the Logistics City scheme. Shop units around Festival Place, open since 2002, change hands and get refitted, and each new tenant usually wants a fresh finish on a flat base. Fast drying compounds keep the fit-out programme moving, so flooring can often follow soon after.
Before compound goes down, the base has to be clean and sound. Old adhesive may need grinding off and loose patches cut out, which our floor preparation service covers. For a larger project where a whole new screed is needed across an office floor, see commercial screeding.
Levelling older and newer floors in Basingstoke homes
In houses, the problems are different. Of Basingstoke's homes, 35% were built between 1973 and 1999, and floors of that age often have a slight fall, a crack that has opened and closed, or a hump where one room meets another. A few millimetres of compound puts that right before a new floor goes down.
The join between an old house and a new extension is another common spot. Even when both floors are close in height, a small step or dip along the line will show through LVT. Levelling across the join blends the two into one surface.
Compound has limits, though. Laid too deep to cover a floor that really needs a new screed, it can crack and debond. If a floor dips badly, is loose or is breaking up, we will say so and recommend a new sand and cement screed for failed floors instead. For thin skims under sheet flooring, a latex screed of a few millimetres is often enough. Owners in the south of the district can also look at floor levelling in Alton.
