Grinding unit floors at Houndmills, Viables and Daneshill
A floor grinder spins diamond segments across the surface under its own weight. Each pass cuts a thin layer from the top of the slab or screed, so the machine removes whatever sits above sound concrete: hardened adhesive, floor paint, a worn thin coating, trowel marks and the weak laitance on a recent pour. Extra passes bring down the lips and ridges where two bays of a slab meet at slightly different heights.
On a commercial fit-out that is often the first task. If a warehouse at Houndmills Industrial Estate has painted walkways and racking zones, or a unit at Viables has been stripped of its carpet tiles, the paint and glue must go before anything new is laid. Compound, a bonded screed or new tiles can only hold as well as the surface they are fixed to.
What follows grinding depends on the tenant's plans. A ground surface can take self levelling compound, a new screed, tiles or a resin system applied by a specialist resin contractor. Resin and polished concrete are outside our trade; our part is the preparation underneath.
Grinding suits patchy coatings and local high spots. On very large areas, or under thick coatings, shot blasting or scarifying may be quicker, and our floor preparation service covers both. A slab with spalled joints or holes needs concrete floor repair before it is ground.
Dust, depth and limits on Basingstoke grinding jobs
Silica is present in concrete, in screed and in tiles. Cutting them releases respirable crystalline silica dust, fine enough to reach deep into the lungs. For that reason we grind only with machines connected to dust extraction, and adjoining rooms or occupied parts of a building are sealed off before we start. In a Basing View or Chineham Business Park office where neighbouring floors stay in use, that plan is agreed with the building manager beforehand.
Grinding takes high spots down; it cannot lift low ones. A floor that slopes from end to end, or sags across the middle of a room, cannot be ground true without cutting far too deep. The answer there is to grind the high points and then build the floor up with compound or screed, as set out on our Basingstoke floor levelling page.
Screeds need watching. Each has a minimum thickness for its type, and grinding a lot away can leave it thinner than that and weaker.
At home the same machine tidies the step where an extension slab meets an older floor, and clears the stubborn black glue left when old vinyl tiles come up. For a nearby town, see floor grinding in Farnham.
