Slab grinding at Colthrop Business Park and Colthrop Way
When a Colthrop unit is re-let, the slab often needs work before it suits the incoming business. A distribution floor may have worn traffic lanes, old line paint and adhesive under a former office, while a smaller workshop may have peeling floor paint that the new tenant wants gone. Whatever goes down next, whether a hard-wearing topping, levelling compound or a resin system from a specialist, needs a clean, open surface to hold on to.
Diamond grinding provides it. The heads cut the top off the slab in very thin passes. They strip coatings and residue, take off the laitance that forms on many slabs, and cut down local high spots, trowel marks and the lips between bays where forklift wheels knock. Edges and column bases are reached with smaller machines.
Grinding does have a ceiling. It cannot take out a slope or a long dip; once the high spots are down, those are dealt with by compound or a new screed. On a big floor with a thick coating, shot blasting or other floor preparation may be faster, and broken joints or spalled areas need repairs to the concrete first.
We are a contractor. We prepare floors; we do not polish concrete, lay resin, or sell or hire grinders and diamond tooling. Our crew brings its own grinders and extraction units to the job.
Garages and extension joins in Thatcham houses
Thatcham's houses give grinding smaller, tidier jobs. Garage conversions are a regular part of updating homes here, and the old slab often carries oil, paint or a dusty sealer. Grinding removes it so the membrane, insulation and screed for the new room sit on sound concrete; our garage floor guide sets out the full build-up.
Extensions are the other source. Where a new slab meets the original house, a raised edge at the doorway is ground down before the floor is finished across both. Homes built since 2015 are only 5% of the town, so the original floor is usually decades older than the extension and the two seldom line up.
Lifting carpet or vinyl in a refit often leaves adhesive behind. Thin, sound residue may be primed over, but thick or soft glue is ground off before a latex smoothing coat goes on.
Indoors, dust control shapes how the work is done. Cutting into concrete, screed or tile releases fine silica dust that is harmful to breathe, so our grinders always run with extraction attached, doorways are sheeted off and the rooms next door are protected. Furniture is cleared from the area beforehand.
