Grinding warehouse slabs on Andover's business parks
Between them, Walworth, Portway West, Portway East and Andover Business Park give the town a large stock of industrial and warehouse floor. When a unit changes hands, the slab is worth checking before any fit-out starts. Floors like these collect years of traffic. Forklift routes leave worn paint, racking legs leave fixings and patches, and the joints between slab bays can stand proud.
The grinder's diamond segments spin against the slab and pare it back a little with each pass. It takes off painted markings and old coatings, flattens lips at bay joints and removes the laitance skin, leaving an open surface that the next layer can bond to.
That next layer might be ours: a levelling compound for an office area, or a new topping or screed. It might be a resin or coating from a specialist firm, in which case we grind to their surface requirement and hand the floor over. Resin and polished concrete are not finishes we install, and we do not pour new structural slabs.
A slab found cracked or breaking up under its coating needs repair work on the concrete before anything else. Across a very big floor, or under a heavy coating, shot blasting or scarifying can be quicker, and both are part of our floor preparation service.
Our machines are not for sale or hire either. What we provide is the prepared floor.
Town centre shops and Andover homes
Town centre refits are a smaller version of the same job. When a shop floor is refitted, the old tiles or vinyl come up, and the bed of adhesive left behind is ground off so a compound or new flooring can bond.
In houses, grinding is usually small and targeted. Extensions to overspill-era terraces and semis mean a new slab meeting an old one, and the line where they join often carries a step or hump. Grinding it down lets a thin latex screed across the joined floors or levelling compound finish them as one surface. Garages that are being converted often have paint or oil on the slab, which comes off before insulation and screed go on.
It is worth being clear about what grinding cannot do. It removes local high spots; it will not correct a floor that falls across the room, which needs levelling or a screed after the high points are taken down. Grinding too deep into a screed also robs it of the depth it was laid to.
Ground concrete, screed and tile give off silica dust, which is harmful to breathe. Every grinder we use runs with extraction, and we sheet off the surrounding area. The same service runs to floor grinding in Newbury.
