Preparing older unit floors across Winnall's estates
Winnall, close to junction 9 of the M3, is the city's main industrial area. Scylla Business Park, Winnall Farm Industrial Estate and Sun Valley Business Park on Winnall Close sit there among retail parks and trade counters. A slab that has served a unit for decades picks up ridges, worn coatings, painted lines and old repairs, and none of that suits a new floor finish.
Diamond grinding deals with the surface layer. Heads loaded with industrial diamonds spin against the floor and take it down in thin passes. Trowel marks and lips between slab bays are cut back, laitance is removed, and paint, sealers and thin epoxy coatings come away to leave sound, open textured concrete. That surface is then ready for primer and compound, a fresh screed, resin applied by a specialist or the new flooring itself.
Grinding has a clear boundary. It flattens local humps, not a floor that falls across a whole bay. Chasing a slope with a grinder wastes material, and on a screed it can leave the layer below its minimum depth. So on a Winnall refit the usual order is to grind the high points, then fill the low areas with compound or a new screed.
Thick coatings over a large warehouse floor can be quicker to remove by shot blasting or scarifying, both part of our floor preparation work. Where a unit also needs a new wearing screed after the grind, our commercial screeding service picks up from there.
Grinding in Winchester homes and dust control
In houses the jobs are smaller but the same principles apply. Extensions are a natural fit for the post-war semis and terraces of the suburbs, and where a new slab meets the existing floor there is often a lip that will show through LVT. Grinding the high edge and following with a thin skim of compound across the join gives the finish a continuous base.
Lifting tired carpet or vinyl often reveals old adhesive. Black bitumen glue and hard, flaking residue stop new primer and compound bonding properly, so they are ground off back to clean concrete or screed. Floor paint in a garage being converted gets the same treatment.
Dust needs taking seriously. Every concrete slab, screed and tiled floor has silica in it. Once ground, it becomes respirable crystalline silica, a dust that harms the lungs when breathed in. We grind only with extraction connected directly to the machine, seal doorways with sheeting and protect neighbouring rooms. In a period house with delicate finishes nearby, that protection is agreed before work starts.
Grinding cannot mend a cracked or broken slab. If the floor is damaged, not just dirty or uneven, repairs to the concrete come first. The approach is the same in Kings Barton, Wharf Hill or Bar End, and for grinding in Eastleigh.
