Grades and products on Winchester apartment drawings
Each CA grade is a pair of strength figures under the European screed standard, compressive after the C and flexural after the F, measured in N/mm2. At the bottom of the range sits CA-C20-F4, meant for homes where the floor sees little use. CA-C25-F5 is the workhorse for houses, flats and offices, and CA-C30-F6 goes where the floor will be worked harder. If a grade appears on the drawings, that is what we pour. If none does, we ask how the space will be used and suggest one.
Alpha hemihydrate products earn their place on jobs that need quicker drying or a slimmer floor. Every one comes with its own data sheet giving depth, drying and heating times, and on site that sheet overrides any general rule.
For apartment floors the material has clear strengths. Shrinkage is very low, so a big apartment floor needs hardly any joints, and it wraps heating pipes completely. Before pouring we plan where bays and joints fall, with particular care at doorways, along corridors and where heating zones meet.
New plots are the other place these grades turn up. From 2015 onwards, 8% of Winchester's homes were built, and plot specifications frequently call for a flow screed. A building in Northfields gets the same approach as one in Highcliffe or anywhere else in the city. To read more about the material, see our anhydrite screed explainer.
Sanding and testing before Winchester floors are finished
While calcium sulphate dries, laitance forms: a thin, weak layer on the very top. Nothing should be glued onto that layer, so it is sanded back once drying allows. Skip that and tiles, LVT or timber can come unstuck. Sanding and cleaning the surface are part of our preparation of floors before finishing.
The moisture reading follows. Flooring manufacturers tend to be stricter on moisture with calcium sulphate than with cement, so we compare the reading with the limit printed for the flooring you have chosen. Running the heating from about 7 days can force dry the screed and shorten the wait.
Then comes primer, of a type made to work on calcium sulphate. Our written handover names one, and it is applied before any adhesive or levelling compound.
Any room where water could land on the floor rules calcium sulphate out. Wet rooms and showers should have a cement binder instead, either as a flowing screed or as sand and cement laid to a fall. Show those rooms clearly on the drawings so each gets the right screed. We run the same checks on calcium sulphate floors in Southampton.
