Self Levelling Screed and Floor Levelling in Winchester

Self levelling compound is how we flatten floors in Winchester, so a slab or screed with dips and ridges becomes a smooth base for LVT, vinyl, large format tiles or engineered wood. Winnall is the city's main industrial area, and a lot of its units date from the 1980s and 1990s. Floors there, like those in the city's older homes, are often sound but not flat enough for a modern finish.

Refits at Sun Valley, Scylla and Winnall Farm

Winnall lies near junction 9 of the M3. Its estates include Sun Valley Business Park on Winnall Close, Scylla Business Park and Winnall Farm Industrial Estate, with trade counters and retail parks alongside. When a tenant there converts floor space into offices, a trade counter or a showroom, the floor will normally need attention before carpet tiles, vinyl or LVT are fitted. Buildings of that era are where repairs, grinding and resurfacing tend to come up.

We start with a straightedge. BS 8204 defines regularity classes using a 2m length: the gap under it may be 3mm for SR1, 5mm for SR2 and 10mm for SR3. A lot of thin sheet finishes call for SR1, so a warehouse slab that has done its job for years may still be too rough for office flooring.

Then the surface itself. Compound will not bond through old coatings, oil, sealers or dust, so those come off first, often by concrete grinding down to sound material. A primer goes on next, matched to whatever the base is, be it concrete, cement-based screed or calcium sulphate. Calcium sulphate needs a primer of its own, and our page on anhydrite flow screed in Winchester explains the reason.

Finally the compound is poured, normally somewhere between about 2mm and around 10mm, and spread out smooth and flat. Choosing a fast drying product lets a business move back into its unit sooner.

Levelling Winchester homes and converted flats

In homes the reasons vary. A period floor may have sunk unevenly over the years, a kitchen extension may leave a small step where old meets new, and in a converted flat the floors may have been laid at different times. Winchester has 4% of its homes in converted buildings, and in those flats the level can change from one room to the next.

When the area is small or the correction thin, a few millimetres of latex levelling compound is often all it takes. Over a whole floor, a deeper self levelling pour brings every room onto one plane, so the new finish carries through without a line at the doorway.

Compound cannot fix everything. Spread deep across a failed floor, compound may crack and come loose. If we find a floor that is hollow, crumbling or further out than compound can manage, we will tell you and propose a new screed. It also needs a dry, sound base and the correct primer; miss either and even a thin layer can fail. Levelling floors in Andover is priced in the same way.

FAQs

Floor Levelling in Winchester: your questions

How much levelling compound will my Winchester floor need?

That comes down to how far out the floor is. Usual depths are about 2mm at the thin end and roughly 10mm at the thick end, though a few products are designed for more. We run a 2m straightedge across the floor, mark the high and low spots and work out the depth before pricing, so you know whether compound on its own will do.

Can levelling compound go straight onto old floor tiles?

Sometimes, if the tiles are well bonded, clean and a suitable primer is used, but it is often safer to lift them. Loose tiles, old adhesive and polish can all stop the compound bonding. We look at what is there and advise whether to overlay or remove it first.

Do you sand wooden floors as well as levelling?

No. Levelling, as we do it, means laying compound over concrete, screed and other solid bases before new flooring. Sanding or refinishing timber floorboards is outside what we do. If a timber floor is coming out to be replaced with a solid one, we can screed the new floor and level it ready for the finish.
