Self Levelling Screed and Floor Levelling in Totton

We use self levelling compound to flatten floors in Totton, so a slab or screed that undulates becomes a sound base for LVT, vinyl, large format tiles or engineered wood. Older commercial buildings are why it matters here. The town centre around Commercial Road has changed little since the 1970s, and the steel portal frame units on Calmore Industrial Estate are typical candidates for floor repairs and new screeds. When either is refitted, the floor usually has to be levelled before the finish is laid.

Levelling units on Calmore Industrial Estate and Brunel Road

On the north side of town, Calmore Industrial Estate lies close to where Brunel Road meets the A36 Salisbury Road, about 1.6 miles from junction 2 of the M27. South Hampshire Industrial Park is part of it, and Royal Mail, DHL and Howdens are among the occupiers. Its steel portal frame units are the kind of buildings that end up needing floor repairs and new screeds. Convert a section of one into offices, a showroom or a trade counter and the slab will usually need levelling before carpet tiles or vinyl go down.

BS 8204 sets out how flat is flat. The test uses a 2m straightedge, and the gap beneath it can reach 3mm under SR1, 5mm under SR2 and 10mm under SR3, no more. Plenty of thin sheet finishes ask for SR1, which means a slab that is fine as a warehouse floor can be well short of what an office needs. Our first step is to measure, so you know which class the floor meets today.

For a unit refit, compound normally goes down somewhere in the roughly 2mm to 10mm band, and particular products can be built up further. The base is cleaned first and given a primer that suits it. Warehouse floors tend to carry old coatings, oil or dust, and grinding the concrete back is normally how we reach a sound surface.

Shops in the town centre raise the same issues in miniature. After several fit-outs a floor can be left with old adhesive, patch repairs and small changes in level, and each has to be sorted before new flooring.

When a Totton floor needs a screed, not compound

Compound has limits. Ask it to make up a sunken or broken-up floor and a thick layer will probably crack and lift away from what is underneath. When a floor sounds hollow, is crumbling, or is further out than compound can cope with, a new screed is the straight answer, and laying sand and cement by hand is covered on its own page.

Houses need levelling as well as commercial units. Terraces account for 24% of Totton's homes, and the older ones may need their floors flattened before new coverings go down. The line where a newer extension joins the house often carries a slight step or slope, too, and a thin coat over the whole floor takes it out so the new finish runs through without a visible join.

For tiny areas, or where only a few millimetres are needed, latex compounds are often the choice. Quick setting products help a refit stay on schedule, and the manufacturer's data sheet says when the floor layer can start. Prices for levelling a floor in Lymington and nearby towns are worked out the same way.

FAQs

Floor Levelling in Totton: your questions

How flat does a floor need to be for LVT?

Makers of LVT and sheet vinyl generally ask for something close to SR1: a gap of no more than 3mm beneath a 2m straightedge, and a smooth surface without ridges. A thin finish will eventually show every bump. We test with a straightedge and, where the floor falls short, put down a thin coat of compound to bring it into line.

Can a Totton shop floor be levelled without closing for long?

Often yes. Fast drying levelling compounds can be covered soon after they are laid, so a shop floor can be done over a weekend or in sections. Old adhesive and loose patches have to come up first. We plan the sequence with you so trading is disrupted as little as possible.

When is a floor too uneven for levelling compound?

If it would take much more than about 10mm of compound, if the base underneath is hollow or breaking up, or if there is no damp proof membrane. Thick compound on a weak base is liable to crack and lift. Rescreeding is the right repair then, and we will tell you so instead of selling levelling that will fail.
