Fit-out floors at Adanac Park and Nursling Industrial Estate
Adanac Park, beside junction 1 of the M271, has added light industrial and office units in phases: 32 units in the first phase and 10 more in the second, from about 5,800 to 22,000 sq ft. Nursling Industrial Estate lies alongside the same motorway, on the city's western edge. When units like these are fitted out or change tenant, the floor under the office carpet tiles, the trade counter vinyl or the showroom finish has to be flat and sound.
Surface regularity under BS 8204 is measured by setting a 2m straightedge down on the slab; SR1 means the gap stays within 3mm, SR2 within 5mm and SR3 within 10mm. Many thin sheet finishes will only go onto SR1, while other finishes can live with SR2. We measure the floor against the class your flooring specification calls for.
Preparation comes before compound. Old adhesive, coatings and contamination need removing, and concrete floor grinding is often the quickest way to get a clean, sound surface. The compound, normally anywhere from roughly 2mm to 10mm, only goes on after priming, and concrete needs a different primer from a sand and cement base or a calcium sulphate one.
Where a unit's floor needs more than a skim, commercial screeding takes over with new wearing screeds and repair work. Resin coatings, polished concrete and structural slabs finished by power float are things we leave to others.
Levelling Southampton homes and lets for new flooring
About 17% of Southampton's homes were built between 1973 and 1999, and many more are older. Floors of that age have often been patched, had walls moved, or been joined to an extension, and the result is ridges, dips and steps that show through LVT and vinyl.
Self levelling compound cures that, provided what lies beneath is sound. It flows out, finds its own level and can bring a room within tolerance in a day, with fast drying products keeping the programme moving. In a rented flat or a let being refreshed between tenants, that speed is the main reason to choose it.
It has limits. By design compound goes on thin; poured thick to rescue a floor that is well out, cracked or loose, it can crack and lose its bond. In that case a new screed is the honest answer, and our Southampton sand and cement screeding covers lifting the old floor and laying a fresh one. We level for floor coverings only; we do not sand wooden floors.
The same levelling service runs in Romsey.
