Grinding for M27 office parks in Hedge End
An office or store refit generally begins with stripping the old floor. Carpet tiles leave a film of tackifier, vinyl leaves a harder adhesive, and storage areas may have painted floors or a thin coating worn through in places. None of that gives a new finish or a levelling compound anything firm to hold. A diamond grinder takes it off: segments set with industrial diamonds spin against the surface and cut it back in thin layers until clean concrete or screed shows.
Grinding also deals with the small level faults a thin new finish would show. Lips between concrete bays, raised joints, trowel ridges and the edges of old patch repairs come down quickly. After that, the floor may be ready for flooring as it is, or it may need a skim, and self levelling compound for Hedge End units picks up from there.
Where a store or office stays open, the work can be planned zone by zone, with grinding done while staff and customers are out of that area. Extraction runs throughout, and adjoining spaces are sheeted off.
We take off no more than the next layer needs. Grinding a screed too deep can leave it under its minimum thickness, which weakens it. Where a large floor carries a thick coating, shot blasting or scarifying can be quicker, and both sit under our floor preparation work.
Extension joins and garages in Hedge End homes
In a house, grinding answers a few specific problems. The first is the join. Kitchen extensions are going onto many Hedge End homes built in the 1980s and 1990s, and where a new slab meets the original floor there is often a lip along the line. Grinding brings it down so the new finish runs straight through.
The second is old adhesive. When carpets are swapped for tiles or engineered wood, the floor underneath may carry glue from earlier vinyl or a painted surface. Grinding it back to sound material lets a primer and a latex skim for thin finishes, or tile adhesive, bond properly.
Garages are the third. A garage floor being converted often carries old paint or a worn coating, and grinding opens it up before screed or compound. The garage floor screed guide covers the rest of a conversion.
All of this is done with dust extraction attached. Concrete and screed contain silica, and grinding produces respirable crystalline silica dust, so we extract at the machine, sheet off doors and protect the rooms next door. Grinding will not fix a floor that falls or dips across the whole room; there we grind the high spots and then level or screed.
