Office refurbishments at Hartland Park and Fleet business parks
Information technology firms fill most of the business parks in Fleet, and on the town's eastern side sit Hartland Park and a share of Cody Technology Park. When an office floor is refurbished, carpet tiles come up and leave a layer of tackifier or glue behind. Lift a raised access floor and the slab beneath may show paint markings, sealers or patches from earlier alterations. None of that makes a good base for new adhesive.
Diamond grinding strips it away. The heads spin against the floor and shave the surface down, removing residue, thin coatings and the weak top layer, and cutting back any ridges or lips between bays. The result is a clean, slightly textured concrete or screed that primers can bond to.
On most office jobs grinding is the first stage, not the last. After it the floor is checked with a straightedge, and any remaining dips are filled with levelling compound before the new carpet, vinyl or LVT. Grinding cannot do that filling itself: it only removes material, so a floor that slopes across a room still needs compound or screed once the high spots are down.
Phasing helps in occupied buildings. Grinding one area while staff use the next is possible, with extraction and sheeting keeping dust out of live areas.
On a large open floor, or where the coating is thick, shot blasting and other floor preparation may suit better. If a resin finish is specified, we prepare the substrate and the resin specialist follows. Damaged concrete is dealt with through concrete floor repair.
Garages and extension joins in Fleet detached houses
Extensions to Fleet's big detached houses bring their own grinding work, and so does any garage being converted.
Where a garage is being turned into a gym, office or bedroom, the slab usually carries oil, paint and tyre marks. Grinding takes the surface back to clean concrete so a membrane, insulation and screed, or a bonded topping, can go on with confidence. For the full build-up, our garage floor screed guide sets out the layers.
Extensions bring a different job. The new slab and the old floor rarely meet at exactly the same level, and the edge between them needs taking down before a continuous finish. Grinding handles a lip; a wider difference needs levelling as well.
Homes built between 2000 and 2014 make up 8% of Fleet's stock. Their screeds are newer, but a refit can still turn up laitance or old adhesive under the first floor covering.
We measure the screed before grinding, because cutting too deep can leave it below its minimum thickness. And because grinding concrete releases respirable silica, the machines run only with extraction, and adjoining rooms are sealed off. Once the floor is clean, a latex screed over ground concrete in Fleet can give vinyl or LVT a smooth bed.
