Where liquid screed fits in Basingstoke homes
Liquid screed earns its place on large, open floors. The wide rear extension that joins a kitchen, dining area and family room is the obvious case. So is a whole ground floor replaced in one go, and so is an apartment floor that has to be poured, levelled and handed back quickly.
Because the mix finds its own level, an SR1 or SR2 finish is within easy reach, which saves time later when LVT or large format tiles go down. Floated over insulation, it starts at about 35mm in a house and about 40mm in an office at Basing View. Over heating pipes it needs at least 25mm of cover, so the total is usually 45 to 50mm.
Liquid screed is made with one of two binders: calcium sulphate, the usual pick over underfloor heating, or cement, which goes where a floor could get wet. If your drawings name a calcium sulphate grade, our anhydrite flow screed page for Basingstoke covers the specification side.
Walking on it is usually fine within 24 to 48 hours, but drying takes longer. As a guide, allow about a day per millimetre for the first 40mm, then slower. The screed drying time guide explains how that changes with heating, ventilation and depth. With Manydown's 3,500 homes still to come, drying time is something every plot programme in the area will have to plan around.
Getting the pump hose into a Basingstoke room
On pour day our mixer and pump wait out at the kerb and only a hose comes into the house, so we work out its path to the room in advance. On an estate terrace, the hose often runs through the front door and hallway, so we protect the floors and doorframes it passes. Semi-detached houses, 24% of the town's homes, often have a side path that gives a shorter and cleaner run to a rear extension.
Upper floors take more thought. In a block of flats the hose is taken up a stairwell or through a window, depending on the layout and what the building manager allows. Parking for the mixer and pump needs to be close, and on busy streets it helps to agree where they will stand before the pour.
The room itself has to be ready. Edge strip goes round the walls, the membrane or insulation is taped so the screed cannot leak underneath, and door thresholds are set to the finished level. We check all of that before the pump starts. Our screed pumping service explains the equipment, and if you are also pricing a job in the north of the county, see liquid screed in Tadley.
