Which floor screed suits which part of Luton
Census 2021 recorded 233,524 people in the Luton built-up area, and most of them live in houses that were built decades ago. The usual floor job is therefore a rear extension, a knocked-through kitchen, or an old kitchen or bathroom floor that has to be replaced.
Homes on the post-war estates at Stopsley, Limbury and Leagrave, and the town's many inter-war semis, account for much of this work. When the new room is a wide, open space, pumped liquid screed for Luton extensions settles flat and takes foot traffic within 24 to 48 hours. When an old solid floor in a narrow kitchen is being dug out, a hand-laid traditional sand and cement screed copes better with tight rooms, thresholds and doorways.
The oldest housing needs more thought. Under a pre-1919 Luton terrace there is often no damp proof membrane at all, and putting that right means digging out and starting again with insulation, a membrane and fresh screed. If heating pipes are going into that new floor, the depth has to be planned from day one, which is what our page on screed over underfloor heating covers.
Flats are the other big group, both purpose-built blocks and houses split up into several homes. Floors in those are often sound but uneven, and self levelling compound before new flooring may be all they need. If drawings for a new block, or for homes at Napier Park, set out a calcium sulphate grade, our anhydrite flow screed page goes through what that grade asks of the floor.

Access, timing and business parks across Luton
Access decides a lot on the day. Wherever the mixer and pump stop, the hose has to stretch from there to your door. A semi with its own drive makes that easy, while a tight terraced street lined with permit bays takes more planning. Mention parking restrictions, a shared alleyway or an upper floor flat when you ask for a price, so the plan suits the property before anyone turns up.
Timing matters just as much. For a rear extension, book us in once the shell is weathertight with glazing and external doors fitted, the plastering is finished and any heating loops have been pressure tested. Tiles, LVT and wood all have to wait for the screed to dry out, so put our date in the diary well ahead of the flooring fitter's.
Commercial floors bring different demands. Capability Green, beside M1 junction 10, is the town's main office park, with TUI and easyJet among recent occupiers. Butterfield Business Park at Great Marlings and the Sundon Park Industrial Estate on Dencora Way hold light industrial and warehouse units, which need durable screeds and floor repairs. Our commercial screeding service covers floors of that kind, where the screed has to suit the load the unit will carry.
