Screeding in Letchworth

In Letchworth, the age of a house tells you a lot about its floor, and there are really three kinds to think about. Early garden city cottages and inter-war terraces often have solid floors laid before damp proof membranes were standard. The post-war estates, from the Grange to Lordship and Manor Park, mostly need kitchen and extension floors, levelling and repairs. The industrial areas need tougher treatment again. K & B Screeding covers the whole town, Willian included, and Letchworth is about 35.5 miles from our Slough base.

Letchworth housing, from Arts and Crafts to post-war

Census 2021 counted 33,993 people in the Letchworth built-up area. Terraced houses make up 33% of its homes, and the town's housing runs from the first garden city cottages to the post-war estates.

The early houses, with their cream render, green doors and clay tiled roofs, date from the years after the town was founded in 1903. Their solid ground floors were often laid before damp proof membranes were standard, and without insulation. Refurbishing one usually means breaking the floor out, adding a damp proof membrane and insulation, and laying a hand-laid sand and cement screed at a depth that suits the new finish. Hand laying lets the floor be rebuilt room by room.

Post-war building began on the Grange from 1947. The Jackmans estate followed, built on the Radburn principle, and then Lordship and Manor Park from 1971. On these estates the typical job is a kitchen or extension floor. A wide, open room suits a pumped liquid screed, and a heated one needs the right screed depth over underfloor heating pipes, because the heat-up schedule matters as much as the product.

If a floor is solid underneath and just bumpy on top, a skim of self levelling compound costs less and takes less time than screeding it again. A flat or a new plot whose drawings name a calcium sulphate grade is a separate subject, and our anhydrite flow screed page deals with it.

Planning a pour around a Letchworth build

Screed is a middle-of-the-job trade. By the day of the pour, the rain needs to be kept out, the plasterer finished with the wet work, and the heating engineer done laying and testing any pipes. Tiles, LVT or timber then wait while the screed dries, for a period set by the material chosen and how thick it is. Your flooring fitter's start date should follow from the screed, so settle that first.

Access decides the method. A pumped screed needs a lorry and pump parked within reach of the house, while a hand-laid screed needs space to mix and a clear route for barrows. A terrace with a shared rear path, or a street where parking is tight, changes the plan, so mention it with your enquiry. Postcodes here include SG6.

Industry has been part of Letchworth since its early decades, with factories on Works Road by 1920. Today's employment areas include Works Road, Blackhorse Road, Icknield Way, the former Spirella site and Letchworth Business Park, which covers more than 50 acres of office and production space. Floors there call for concrete repair, grinding and high strength screed, all part of our commercial screeding work.

FAQs

Screeding in Letchworth: your questions

What screed goes into a garden city cottage floor in Letchworth?

For most cottages the answer is a traditional screed, mixed on site and laid by hand. The original solid floor in one of these early houses often has nothing to stop damp, so we take it up, put down a membrane and insulation, and float roughly 65mm of screed over them. The exact build-up depends on the finished height you need to meet.

Do you cover Willian as well as central Letchworth?

Yes. We cover the whole of Letchworth, including Willian, and nearby towns such as Baldock and Hitchin. Our yard sits in Slough, on Lynch Hill Lane. Send us the floor size and a few details, and we will ring you back that day and have a fixed price to you in writing within 24 hours.

How far ahead should I book a screed in Letchworth?

Get a price once your drawings stop changing. The pour date can be pinned down when the roof is on, the windows and outside doors are fitted and the plasterer has finished. Heating pipes must be pressure tested first. Leaving it until the flooring fitter is waiting tends to squeeze the drying time, which cannot be rushed without choosing a faster screed.
