Choosing the right screed across Sandy's estates
Census 2021 counted 11,375 people in the Sandy built-up area. Much of its housing is made up of the overspill-era terraces and semis around Fallow Field, Ivel Park and the Sunderland Road side of town, and floor work in houses like these falls into three common patterns.
First, a new extension whose floor must sit flush with the rooms it opens into. A pumped liquid screed for Sandy extensions flows to a level line and can be walked on within 24 to 48 hours, which keeps the build moving.
The second is a kitchen refit that uncovers a cracked or uneven ground floor. A floor that is solid but wavy may only need floor levelling with compound. One that crumbles once the old units are out gets dug up and replaced with fresh screed.
The third is a knocked-through living space with heating in the floor, where a thin screed is laid over the pipes. The details of pipe cover and heat-up are on our underfloor heating screed page.
The older buildings need a different approach. Properties near the Market Square and St Swithun's Church may need a full floor build-up with a damp proof membrane, and a hand-laid sand and cement screed, mixed on site and barrowed in, is usually the fit for that rebuild. New plots with a calcium sulphate grade on the drawings are dealt with on our anhydrite page.

Timing, access and Middlefield Industrial Estate in Sandy
Screed is a middle trade. We come in after the roofer, the window fitter and the plasterer, and once any heating pipes are down and have held their pressure test. Your kitchen fitter and tiler then have to wait on the drying, so pin down our date first and slot them in behind it.
When the screed is pumped, the lorry and pump have to stop somewhere the hose can reach your door from. Say when you ask for a price if parking is tight, if the house is mid-terrace with no side access, or if the hose has to go through the house. Knowing early avoids surprises on the day. The same applies across the wider parish, including Girtford, Beeston and Stratford.
Sandy's main industrial area is Middlefield Industrial Estate, reached from Sunderland Road east of the town centre, with units on Tyne Road and Blaydon Road. Occupiers include Travis Perkins and Marshalls Mono. Older units on estates like this regularly need concrete floor repairs and new screeds, which our concrete floor repair service handles.
