Grinding unit floors on Tyne Road and Blaydon Road
Tyne Road and Blaydon Road carry the units of Middlefield Industrial Estate, where Travis Perkins and Marshalls Mono are among the occupiers. On older units on an estate like this, a change of tenant can expose a slab marked by whatever came before: painted lines, scraps of floor coating, glue pads from removed offices and lips between concrete bays.
Grinding takes those away in thin layers. Diamond segments set into rotating heads cut the very top of the slab, so a ridge comes down and a coating is stripped without breaking up the concrete below. The result is an open, clean surface that new screed, a levelling compound or a coating can grip.
We stop at preparation. Resin and polished concrete are specialist finishes we do not lay, so if a resin firm is booked to follow, we hand over the slab ready for them. On big warehouse areas or thick coatings, shot blasting or scarifying may strip faster than grinding, which our floor preparation service explains.
Damage below the surface is a separate job. Spalled joints, holes and broken edges are made good through concrete floor repair, and a worn production floor that needs more strength may need a new screed on top of the ground slab. Grinding first means that screed bonds to sound concrete rather than to dust and old coating.
We price unit floors after looking at what is on them, because thin paint and thick old coatings take very different amounts of time.
New slab meets old floor in Sandy extensions
House jobs in Sandy are smaller, and grinding is usually one step inside a bigger project. An extension is the typical case. Where the new slab meets the existing floor, a slight lip at the join can be ground down so the two surfaces run on before the floor is levelled. When carpet or vinyl is lifted in an older room, the dried adhesive left behind is ground off rather than buried under compound. A garage with a painted floor gets the same treatment before a conversion.
Grinding shaves; it does not level. If a floor dips or slopes across the room, we take off the high points and then bring the whole surface true with levelling compound in Sandy or a new screed. Grinding further to chase a slope would thin a screed below the depth it needs.
Indoors, dust is the main concern. Concrete and screed contain silica, and grinding them throws up a fine crystalline dust that is dangerous to breathe. We grind only with extraction fitted to the machine and sheet off rooms next to the work.
We do not sell or hire out grinders or diamond tooling. For the same work about three miles away, see concrete floor grinding in Biggleswade.
