Preparing Fen End production floors for new occupiers
Some Fen End units combine production space with offices, with forklifts and deliveries coming in through roller shutters. A production floor that changes hands can carry marks of the last business: painted walkways, worn coatings, glue left from office flooring and ridges between concrete bays.
Grinding cuts those away a fraction at a time. A grinder carries rotating heads fitted with diamond segments, and each pass removes a thin skin from the slab. Ridges and trowel marks come down, paint and thin coatings are stripped, and the weak laitance on a newer screed is taken off. What is left is open, clean concrete that a new screed, a levelling compound or a coating can hold onto.
Production areas often go on to something tougher. If a forklift route needs a new wearing layer, a high strength screed laid over the ground slab is one option, and broken joints or holes are filled first through our concrete floor repair service. If the plan is a resin system, a specialist applies it after us. Resin and polished concrete are outside what we do, and our job ends with the prepared slab.
For a whole unit with heavy coatings, shot blasting or scarifying can suit better than grinding. We say which suits before pricing, and the written figure covers extraction and protection of the office areas next to the work.
Extensions and garage floors in Stotfold homes
Detached houses make up 32% of Stotfold's homes. When a garage on a house like that is converted, its painted or stained floor is ground back before insulation, screed or levelling go on.
Extensions bring a different detail. When newer houses at Stotfold Park or Fairfield Meadows are extended, the new slab meets the existing floor, and a lip at that joint can be ground flush before the finish is levelled across both.
Grinding removes local high points only. It will not correct a floor that slopes or sags across a room, and grinding deeper to chase a fall can leave a screed below its minimum thickness. The fix is to take the high spots down and finish with a thin latex screed in Stotfold or a levelling compound.
Inside a home, dust control comes first. Old ceramic tiles, screed and concrete all hold silica, and the fine dust a grinder throws up is harmful if breathed in. Our machines run with dust extraction, and we seal doorways and protect neighbouring rooms before starting.
Our grinders and diamond tooling stay with our own team and are not for hire or sale. For projects towards Royston, see concrete floor grinding in Royston.
