Self Levelling Screed and Floor Levelling in Stotfold

Before LVT, vinyl, large tiles or engineered wood go into a Stotfold home or unit, we bring an uneven floor flat with self levelling compound. The work here comes from homes refitting kitchens and ground floors, and from the industrial units around Fen End off Astwick Road, which have production floor space and offices that get reworked whenever a new occupier moves in or machinery changes.

Levelling floors in Stotfold homes before LVT and tiles

Thin, rigid floor finishes show everything under them. Click LVT, sheet vinyl and large format tiles need a flat base, and many floors that seem fine underfoot turn out to have dips and ridges once a straightedge goes down.

Under BS 8204, a 2m straightedge is laid on the floor and the biggest gap beneath it sets the class. Up to 3mm counts as SR1, up to 5mm as SR2 and up to 10mm as SR3. Thin sheet vinyl often needs SR1, and LVT manufacturers usually want a floor near that standard.

Most compound is put down at between about 2mm and roughly 10mm, with a few products rated thicker. Poured out, it settles flat by itself, and quick drying versions stop it holding up the rest of the refit. For the thinnest skims, a latex screed is often used.

Two situations are typical in Stotfold homes. One is an extension meeting the old house, where the two floors are rarely perfectly aligned, and a skim across the junction gives one surface. The other is a conversion. Converted flats make up 4% of the town's homes, and floors in older converted buildings often need levelling before new finishes.

Priming is essential. Sand and cement, concrete and calcium sulphate screed each need a matching primer, and the wrong choice is one of the main reasons compound lifts. Where the floor is heated, check our Stotfold underfloor heating screed page for how that affects the finish.

Workshop and office floors at Fen End, Astwick Road

Stotfold's industrial buildings sit mainly around Fen End off Astwick Road. Units there have been marketed with production floor space, offices and roller shutter access for forklifts and deliveries. When a unit is refitted for a new occupier, any new carpet tiles or vinyl in the offices need a flat, primed base.

Production floors are different. Forklift traffic and machinery need a durable surface, and levelling compound is not the answer for a damaged or heavily worn slab. There, damaged concrete is repaired first, through our concrete floor repair service, or the surface is ground back before a new finish.

We are honest about where compound stops. Deep pours to correct a floor that needs a screed can crack and debond, so when a floor is too far out, cracked through or breaking up, we recommend a new screed instead and price that.

Timing can be planned around the business. Fast drying compounds let office areas take their new finish quickly, so partitions, lighting and furniture can follow without a long gap in the programme.

FAQs

Floor Levelling in Stotfold: your questions

Can levelling compound fix a sloping floor in a Stotfold house?

Only if the slope is small. Compound is usually laid from about 2mm to around 10mm, which deals with dips and gentle falls. When the floor falls away by several centimetres from one wall to the other, we would screed it again, since thick compound on a failing base can crack and come away. We measure before recommending either.

What flatness class do vinyl and LVT need?

Aim for SR1 or close to it, which means no more than 3mm showing under a 2m straightedge. Thin sheet flooring often insists on that class, since any bump below shows through it. SR2, with a 5mm tolerance, suits many carpets and some tiles. The fitting instructions for your chosen floor have the last word.

Can a Fen End unit be levelled for forklift traffic?

Office and light-use areas, yes. For forklift routes and machinery bays, a thin compound is not durable enough on its own. Those floors usually need concrete repairs, grinding or a high strength screed. We look at the floor and the intended use, then say which approach will last.
