Self Levelling Screed and Floor Levelling in Royston

Self levelling compound gives Royston floors a flat, sound base for LVT, vinyl, large tiles and engineered wood. At home, the usual need is a newer-build screed that has finished uneven. Around Orchard Road and York Way, and at the trade and retail park at Royston Gateway, it is office and trade counter refits. Whichever it is, we first check that the base is sound enough to level at all.

Refit floors on Orchard Road, York Way and Royston Gateway

Royston's main industrial and employment area is Orchard Road and York Way, where occupiers include Johnson Matthey, and it now connects to Royston Gateway, a 30 acre mixed use development beside the A505. Refit a unit or office there and lifting the old flooring and adhesive reveals a base seldom flat enough for what goes on next.

Compound is the cure for that, provided the slab underneath is sound and dry. Poured over a primed surface, it flows out smooth and flat, usually 2mm to 10mm thick, with some products going deeper. Which primer we use hangs on the substrate: bare concrete, a sand and cement screed and an anhydrite one all get different treatment. Weak, dusty or coated surfaces are prepared first, which our floor preparation service handles, shot blasting included.

Production and warehouse floors are another story. Compound smooths a floor, but it is not built to take forklifts or racking. A floor that has broken up under traffic needs concrete floor repair or new high strength screed instead.

Fast drying compounds keep a fit-out on schedule, and flooring can often follow soon after, depending on product and thickness. Working hours and access are agreed with the landlord or contractor before we begin, so levelling slots in with the other trades and the unit reopens when planned.

Levelling newer floors in Royston homes

Homes built between 2000 and 2014 make up 15% of Royston, and screeds in newer builds sometimes end up less flat than modern flooring needs. LVT and sheet vinyl show every ripple, and many of them demand SR1: within 3mm under a 2m straightedge. SR2 allows 5mm.

Extensions add a join. Extensions on 1980s and 1990s houses are a large part of floor work in Royston, and where new floor meets old house the heights rarely match exactly. A skim of compound across the line lets flooring run straight on without a lip, as long as the difference is small.

Before pricing, we lay a 2m straightedge across the floor in several directions and record the deepest gaps. That shows whether compound can reach and how much the job will need. Newer Royston homes sometimes have anhydrite floors, and those need their laitance sanded away first.

When compound is the wrong answer, we say so. Poured deep over a loose, hollow or badly out of level floor, it can crack and debond. Then a local screed repair or a new pumped liquid floor is what will last.

FAQs

Floor Levelling in Royston: your questions

How thick can self levelling compound go?

Most products go down at about 2mm to roughly 10mm, and some can go thicker. Using compound to fill a floor that really needs new screed risks cracking and debonding. On a Royston floor, we measure the dips with a straightedge first, then tell you whether compound or a screed suits it better.

Does a new-build floor need levelling before LVT?

Often. Newer house screeds can be flat enough for carpet but not for LVT, which many manufacturers want at SR1: within 3mm under a 2m straightedge. We check the floor, prime to suit its base and level it so the planks sit flat and the joints stay tight.

Can you level a trade counter or office floor at Royston Gateway?

We can, provided the base is sound. Access and hours are agreed with the landlord or fit-out contractor, the existing floor is prepared and primed, and fast drying compounds let flooring follow quickly. If the floor takes heavy traffic, we will recommend repair or a stronger screed rather than compound.
