From coaching-town houses to Royston's modern estates
The town's name comes from a cross that stood where Ermine Street met the Icknield Way, and later it did well as a coaching town full of inns. Pre-1919 houses can have ground floors that are damp, cracked or uneven and barely insulated, if at all. What lasts is breaking that floor out and starting again with insulation, a damp proof membrane and fresh screed over the top.
Hand mixing suits that sort of rebuild in an old Royston house, where rooms are rarely square and each one needs its own depth. We mix it on site for the depth each room needs, compact it by hand and close it to a dense, level finish. Floating over insulation in a home it is normally 65mm, while commercial buildings take 75mm. If you have a sound concrete base and not much height, a bonded layer of 25 to 40mm can work, and our bonded screed page explains when.
Newer houses have smaller jobs that suit it as well. Terraces account for 22% of Royston's homes, and a modest ground floor room in any house can be hand laid faster than a pump can be set up. Our 2026 rate for this traditional floor is £18 to £25 per m², so it stays affordable on a small room.
On a tight programme, quick drying sand and cement screed is available, and fibres can go in where extra crack resistance is needed.
Royston wet rooms, falls and garage floors
Water in a wet room has to run downhill to the drain, and a self-levelling screed simply finds level again. Hand-laid sand and cement holds the fall we shape into it. It also stands up to moisture, unlike calcium sulphate, which is why walk-in showers and utility rooms that may get wet are normally done this way. Tanking goes on next, applied by the tiler before tiling.
Turning the garage of a Royston detached or semi into a room usually means dealing with a slab lower than the house floor and with no insulation. The new room needs insulation, a membrane and a screed thick enough to bring it up level. Our guide on screeding a converted garage explains the layers.
Drying is slower than with a pumped floor, so book the flooring fitter for later than you might expect. Allow one day per mm through the first 40mm, longer beyond, and leave any heating switched off for 21 days minimum. About 8.3 miles away, we also offer sand and cement screed in Baldock.
