Office and trade counter floors on Cadwell Lane
North of the town centre, the Cadwell Lane and Wilbury Way estates hold warehouses, light industrial units, trade counters and offices. When one of those spaces is refitted, the new finish usually needs a flatter floor than the old one had. Carpet tiles hide a lot; LVT, sheet vinyl and polished tiles hide very little.
A 2m straightedge is the tool that measures flatness. The SR classes allow a gap of 3mm, 5mm and 10mm for SR1, SR2 and SR3, and many thin sheet finishes call for SR1. Levelling compound is usually laid from about 2mm up to around 10mm, and fast drying products allow the floor to be covered within a short programme, which matters when a business is waiting to open. Often the work can be split into sections, letting part of the unit keep trading while the rest is levelled.
Preparation comes first. The floor is cleaned, loose areas cut out and the surface primed with the product that matches the base. On a warehouse slab with a weak or contaminated surface, concrete floor grinding opens it up so the compound bonds.
Compound has limits. Used thick over a floor that is really due a new screed, compound may crack and come loose. When that is the case, we say so and price a proper screed instead, whether that means sand and cement laid by hand or a flowing one.
Smoothing old and new floors in Hitchin homes
In houses, levelling is usually about joins and age. The housing built between 1973 and 1999 accounts for 23% of homes, and floors from that era and earlier often carry small dips, ridges and patched areas where walls were removed. New LVT or a large format tile will show every one.
The other common case is an extension. Even when the new floor is laid carefully to the existing level, the two surfaces rarely match perfectly. We prime both with suitable products and pour compound across the whole area, so the new covering runs through in one piece with no threshold strip.
The process is quick. Many compounds can be walked on within hours, and flooring can follow soon after, depending on depth and product. Thin coats of a few millimetres over a sound base can also use latex screed.
If the floor underneath is soft, hollow or breaking up, it needs repair before any compound goes on, because compound only follows the base it sits on. We check that on the first visit. We also level floors in Stotfold.
