Which screed suits which Hitchin house
Census 2021 counted 35,220 people in the Hitchin built-up area, in a town that grew around its market place and St Mary's Church and then became a commuter town once the railway arrived in 1850.
Semis are the biggest single group, at 34% of the town's homes. The large stock of post-war semis points to extension work, where the new floor must meet the existing one exactly. For a wide kitchen extension, a pumped liquid screed for open-plan rooms settles flat and dense in one visit. For a small extension with awkward access, sand and cement can be the simpler choice.
The older stock is a separate story. Around 14% of homes were built before 1919, and Victorian and Edwardian houses near the centre may have suspended timber ground floors or early concrete with no membrane. Those floors suit a lift, insulate and rescreed approach, laid by hand in traditional sand and cement, and sometimes with underfloor heating in the new screed.
Not every floor needs replacing. If the floor is solid and merely wavy, a pour of self levelling compound prepares it for tiles or LVT faster, and for less, than relaying it.
The town's districts include Bearton, Benslow, the Poets Estate, Purwell, Sunnyside, Walsworth, West Hitchin and Westmill, as well as Hitchin Hill, Lower Green and Oakfield. In each, the choice starts with the age of the house and what sits under the floor today.

Planning a pour around a Hitchin build
The screed has its place in the order of trades. By the time we turn up, the building wants to be weathertight, the wet plaster done and any heating pipes in and through their pressure test. How long it then takes to dry depends on its depth and type, which is why the flooring fitter's date follows the screed date and never leads it.
A pumped screed also needs space outside. Our lorry and pump pull up close to the house and a hose is run through to the room. Market days on Tuesday and Saturday are worth remembering for jobs in the centre, as is any restriction on parking or a narrow side passage. Flag any of these up front and we build them into the plan for the day.
The post-war housing from 1945 to 1972 is the largest single age group in the town, so extension floors on those houses are a large part of the picture. Getting the screed booked early keeps the rest of the build on track.
For industrial and trade premises, the Cadwell Lane and Wilbury Way estates north of the town centre are Hitchin's largest industrial concentration, with warehouses, light industrial units, trade counters and offices. Floors there are candidates for grinding, concrete floor repair and high strength screed; our commercial screeding service covers them.
