Which screed fits which Biggleswade home
Census 2021 recorded 21,945 people and 9,197 households in the Biggleswade built-up area. Semi-detached houses are the largest group, with terraces and detached homes behind them, and the building dates lean towards recent decades. That mix points to three broad kinds of floor job.
The first is new or nearly new. Around King's Reach, houses are the natural setting for wet heating in a flowing screed, whether it goes into the original build or into a later garden room or kitchen extension. Our page on underfloor heating screed in Biggleswade covers pipe cover and when the heating can go on, and pumped liquid screed explains how a large open floor is poured in one visit.
The second is older property. Listed buildings in the conservation area, the White Hart among them, need floor work agreed in advance, so the approach is settled before anything is broken out. Small rooms, tired old bases and wet areas in older houses tend to suit hand-laid sand and cement, which can be placed in awkward spaces and gives a cement substrate.
Third comes the solid floor whose only fault is that it dips too much for the covering going on top. That calls for self levelling compound rather than a fresh screed, provided the base is firm and the dips are shallow.
If your architect's drawing specifies a calcium sulphate grade, expect sanding and a separate moisture test before flooring; our anhydrite flow screed page goes through both. If you are unsure which of these describes your floor, send photos and the room sizes and we will say which route fits.

Timing pours on Biggleswade builds and business parks
In a Biggleswade house build, the screed slots in after the builder has finished and before the flooring fitter turns up. By pour day the roof and windows should be closed in, the wet plaster work behind you and any heating loops pressure tested. Then comes drying, at about one day for each millimetre up to 40mm and longer past that, which is why the kitchen fit and tiling should be planned around the screed, not squeezed in before it is ready.
Access decides how a pumped screed is set up. Our pump and mixer have to park close enough for the hose to reach your door, so if parking is tight, the drive is shared or the route runs down a long garden, say so in your enquiry. For an address on the High Street, Hitchin Street or Shortmead Street, tell us where a pump could stand so its position is agreed before the day.
Commercial floors follow a different rhythm. Stratton Business Park and the A1 Retail Park hold a steady base of units, and Symmetry Park now includes a 661,000 square foot Co-op regional distribution centre, opened in May 2022. Floors like these rely on high strength screeds, repairs and grinding to stay flat for racking and forklifts, and the work is usually fitted around a tenant change or a planned shutdown. Our commercial screeding service covers that side, from a single trade unit upwards.
