Screeding in Houghton Regis

K & B Screeding lays floor screed all over Houghton Regis, from a single rear extension on a 1960s estate to complete ground floors on the new streets north of the town. What shapes the work here is how sharply the housing splits by age. A large share of homes went up in the post-war overspill years, and an even larger share has been finished since 2015. Those two groups need quite different floors. Houghton Regis is about 26.4 miles north of our Slough base.

Two kinds of floor across Houghton Regis

Census 2021 counted 18,814 people in the Houghton Regis built-up area. Most homes fall into one of two broad camps, and the right screed usually follows from which camp yours sits in.

The first is the overspill housing. Parkside, Tithe Farm and Chelsea Gardens were built in the 1950s and 1960s for families moving out of London, and a large part of the town's housing dates from that period. Semis and terraces on those estates are typically extended at the back, or have a tired ground floor that wants re-screeding before new flooring goes down. A dug-out floor or a string of small rooms suits hand-laid sand and cement screed. If the old floor in a Tithe Farm terrace is solid underfoot and merely uneven, a skim of levelling compound may sort it without any new screed.

The second camp is brand new. 32% of homes here were built from 2015 onwards, and the Houghton Regis North framework and Bidwell West are adding thousands more. Those houses stand on modern insulated slabs, and the normal specification is a flowing screed poured over heating pipes. A pumped liquid screed covers a whole plot in a day. Where the heating engineer has already fixed the loops on a Bidwell West plot, the heated floor screeds page gives the depth needed over them and the point at which the system can first run. Calcium sulphate grades named on a drawing get their own explanation on our anhydrite page.

We also cover Houghton Park and the rest of the town; postcodes here include LU5.

Pump access, build timing and Houghton Regis business units

Where the pump stands matters as much as which screed you pick. Our mixer and pump stay out on the street or drive, and the hose is fed in through whichever door is closest. A driveway makes that easy. On a street of terraces the lorry may have to wait on the road, so tell us about parking bays, narrow paths or a shared rear alley when you ask for a price. On a live site at Bidwell West or Houghton Regis North, the site manager usually decides where the pump can set up and when.

Timing is the other half. We come in partway through a build, once the roof is finished, the glazing and outside doors are fitted, the plasterers have gone and any heating loops have passed their pressure test. After the pour comes drying, and flooring has to wait for it. Book the screed early, then fix the date once the shell is weathertight.

The town's business floors are a separate job. Houghton Hall Business Park houses Whitbread, NICEIC and Renault Trucks, and the Townsend Industrial Estate runs across Portland Close, Blackburn Road and Westbury Close. Parcel operators such as DPD use the Lovett Way part of Woodside. Floors like these need to stay flat and hard wearing and are repaired from time to time, which is the work of our commercial screeding team.

FAQs

Screeding in Houghton Regis: your questions

Who can lay floor screed in Houghton Regis?

Whether you need a pumped liquid floor, a hand-laid sand and cement one, a screed to bury heating pipes or a levelling coat ready for new flooring, our crews do it anywhere in Houghton Regis, Houghton Park and the Bidwell West streets included. Phone us and someone calls you back the same day; a Parkside or Tithe Farm household then has a fixed figure in writing within 24 hours, agreed before any work begins. The firm itself goes back over a decade in the screeding trade.

How much does floor screed cost per m² in Houghton Regis?

On 2026 UK price data, hand-laid sand and cement runs from £18 to £25 a square metre, with pumped liquid screed between £24 and £31. Your own figure turns on how big the floor is, how deep it goes, how close the pump or mixer can get to a Parkside terrace or a new plot, and whether we are also laying insulation and a membrane. That figure is agreed in writing up front.

Does the screed go down before or after kitchen units in an extension?

Before. Kitchen units, islands and appliances should stand on the finished screed, so the floor is continuous and level under everything. That means the screed date comes well before the kitchen fitter, with drying time allowed in between. On a Tithe Farm or Parkside extension, plan the screed straight after plastering and leave the fitter's date until you know the screed type.
