Preparing unit floors on the Townsend Industrial Estate
Rotating diamond heads shave the surface off in very thin passes, on concrete and screed alike. On a unit floor that has been through several tenants, that one process deals with a list of faults: ridges where two concrete bays meet, trowel marks, patches of hard glue left by carpet tiles, painted walkway lines and thin coatings that have started to flake.
The aim is a surface that is clean, sound and open, so whatever follows bonds to the concrete itself. That might be levelling compound and new vinyl in an office, a fresh screed topping in a trade unit, or a resin system applied by a specialist resin firm in a workshop. We prepare the floor; resin, like polished concrete, is not something we lay.
Warehouse space at the Lovett Way part of Woodside, used by parcel operators including DPD, depends on floors that stay flat and hard wearing. Where wear has left a raised edge at a joint or a hump that catches pallet truck wheels, grinding takes the high point down without disturbing the floor around it.
A grinder has limits worth knowing before you book. It only removes material from the top, so a floor that sags or slopes across a whole bay will not come out level by grinding alone. We grind the high spots and then fill the low ground with compound after grinding or a new screed. For thick coatings or very large open floors, shot blasting or scarifying can be quicker, and our floor preparation team handles both.
Garages and extension joins in Houghton Regis homes
Grinding is not only for industrial floors. In houses across Houghton Regis it solves a few recurring problems on a smaller scale.
Lifted carpet or vinyl often leaves old adhesive behind. New levelling compound will not bond reliably to a thick or loose layer of it. Grinding takes the floor back to sound concrete or screed, and anything left must be firm and thin enough for the primer and compound that follow.
Extensions create a second problem. 12% of homes in the town are detached, and on any extended house the new slab rarely meets the old floor perfectly; a lip of a few millimetres at the join is common. Grinding the high side down, then feathering with compound, lets one floor covering run straight across. A coat of latex over the ground join can finish the job where vinyl needs a smooth base.
Garage floors are the third case, especially where an old painted slab is about to become a room. Paint and an oil stained top are ground away before insulation, membranes or screed are planned.
We are careful about depth. Grinding a screed too far can leave it thinner than its minimum, so we measure before we start. Where the trouble lies deeper than the surface, read about concrete floor repair.
