Factory and warehouse slabs on the Woodside Estate
Diamond segments set into rotating heads take an old slab down a fraction at a time. On an older industrial floor that removes the things that stop anything new from sticking or sitting flat: worn paint lines, oil stained laitance, trowel marks, the raised edge where one bay was poured against another, and the residue of earlier coatings.
When a Woodside Estate unit is refitted or changes tenant, the floor is usually where the preparation starts. Ground back to sound concrete, the slab can be inspected properly. Cracks and broken arrises then show clearly and can be dealt with by concrete floor repair before any compound or screed goes on.
Know what grinding can and cannot do. It brings down local high points. It cannot correct a floor that slopes or sags across a wide area, because the amount of slab you would need to remove is far too great. On a floor like that we grind the peaks and then level with compound, or lay a new screed where the error is larger. Where the floor is a screed rather than a slab, we keep an eye on how much comes off, since grinding too deep can leave it under its minimum thickness.
For a whole warehouse stripped of a thick coating, shot blasting is often quicker, and our floor preparation service covers it. Grinding suits edges, smaller areas and work that needs finer control.
Shop refits at Eleanor's Cross and Dunstable homes
In the centre, units in the Quadrant Shopping Centre, open since 1966, and the Eleanor's Cross precinct, from 1985, are refitted when tenants change. Old carpet tile glue, tile adhesive and painted patches build up through each fit-out, and grinding clears them in one pass before the new floor is levelled.
At home, grinding is useful where a single storey rear extension, the typical addition on a Downside or Lake District semi, joins the original house. The two floors were built decades apart and seldom meet without a lip. Grinding it out, followed by a thin top coat, gives the LVT one flat surface; latex screed for a smooth top explains that last step.
Dust control comes first on every job. Silica is present in concrete, screed and tiles alike, so cutting them throws up respirable crystalline silica dust, which damages lungs. Our grinders run only with dust extraction attached, and we sheet off the rest of the house or the neighbouring shop before starting.
