Grinding unit floors at Great Marlings and Dencora Way
A warehouse floor that has had a few tenants carries their history on its surface. There may be painted walkway lines, patches of old coating, pads of adhesive where offices once stood, and ridges where one concrete bay was laid slightly proud of the next. Before a new occupier at Butterfield Business Park or on Dencora Way puts anything down, that surface has to come back to clean, sound concrete.
Diamond grinding does that a layer at a time. The machine carries rotating heads set with diamond segments, and each pass cuts a thin skin from the top of the slab. It takes down lips between bays, trowel marks and high spots, and strips paint, adhesive residue and thin coatings.
What follows varies. Office areas often go on to a levelling compound and carpet tiles. A warehouse may be handed to a resin specialist, because resin and polished concrete are outside what we do; our part ends with the prepared slab. Where a unit needs a new screed, grinding gives it a clean surface to bond to.
For very large areas or thick coatings, grinding is not always the quickest route. Shot blasting or scarifying can strip more in less time, and both come under our floor preparation service. Holes, spalled joints and broken edges are made good separately through concrete floor repair before any finish goes down.
The offices and industrial space planned at Napier Park will bring new slabs too, and fresh concrete still has laitance and ridges to deal with before flooring.
Extensions, garages and dust control in Luton homes
Concrete, screed and ceramic tiles all contain silica. Grinding them releases respirable crystalline silica, a fine dust that is hazardous to breathe and hangs in the air. We grind only with dust extraction connected to the machine, and we sheet off doorways and adjoining rooms before starting. In an occupied house that care matters as much as the finish.
Homes bring smaller jobs. Semis make up 41% of Luton's homes, and a rear extension on one leaves a joint where the new slab meets the old floor. A slight lip there can be ground down so the two sit flush before levelling. When carpet or vinyl comes up in an older room, the adhesive left behind is ground away too, and a painted garage floor gets the same treatment ahead of a conversion.
Grinding has a clear limit. It removes local high spots but cannot correct a floor that slopes or dips across the whole room, and cutting too deep would leave a screed below the depth it needs. In that case we grind the high points and bring the floor flat with levelling compound in Luton, or recommend new screed.
We are a contractor and do not sell or hire out grinders or diamond tooling. For the same work about five miles away, see concrete floor grinding in Harpenden.
