Tenant changes at Spirella and Letchworth Business Park
Letchworth Business Park covers more than 50 acres of office and production space, and the former Spirella site and Blackhorse Road add more. A floor in one of these buildings may have been painted, coated, glued and patched by several tenants. Before new vinyl, carpet tiles, a fresh screed or a resin system laid by another firm can go on, the old layers have to come off and the concrete has to be opened up so primer can soak in.
That is what grinding does. The machine carries diamond segments on rotating heads, and it shaves the surface away in fine layers. It removes line paint and thin coatings, ridges where slab bays meet, trowel marks and the weak laitance on top of a screed. In an office suite it also clears the hard carpet tile adhesive left behind once the old floor is lifted, along with the dried paint splashes and plaster nibs from earlier fit-outs.
Grinding is one tool among several. Shot blasting or scarifying will strip a big warehouse floor or a thick coating faster, and shot blasting is offered through our floor preparation and shot blasting service. Cracked, crumbling or spalled concrete needs concrete repair work before anything is laid over it. Resin and polished concrete are outside our work, and the grinders are never sold or hired out; our own team runs the machines.
Dust, depth and limits on Letchworth floors
Grinding makes silica dust. Concrete, sand and cement screed and ceramic tiles all contain silica, and cutting them produces respirable crystalline silica, a fine dust that is harmful to breathe. We grind only with extraction attached to the machine, and we screen off neighbouring offices, corridors or rooms. In an occupied unit, it helps to plan the grinding for a time when nearby staff can work elsewhere.
Depth needs care too. Taking down a high spot or a ridge is quick, but grinding cannot flatten a floor that falls or dips across a large area. Removing that much would eat into the screed and could leave it thinner than its minimum. The sensible route is to grind the peaks and then fill the low areas with levelling compound for Letchworth floors, or lay a new screed if the gap is large.
Homes have their uses for it as well. Detached houses make up 19% of Letchworth's homes, and a garage being converted may have paint, oil stains or a sealer to strip before insulation and screed go in. In an extension, the joint where a new slab meets the old house can leave a lip that grinding takes down cleanly.
