Levelling floors in Luton's converted houses and flats
Flats make up 23% of Luton's homes, and 3% of all homes are in converted buildings. In a house split into flats, old floors that were never meant to be flat often end up under new vinyl and LVT. Vinyl and LVT are thin enough to show every hollow and hump underneath.
We put a 2m straightedge on the floor to check how flat it is. BS 8204 sets the gaps allowed beneath it: 3mm for SR1, 5mm for SR2 and 10mm for SR3. Sheet flooring often calls for SR1, and big format tiles and click LVT want something near it.
Compound normally goes down somewhere between about 2mm and 10mm thick, with certain products able to go deeper. It flows out, finds its own level and dries quickly enough to keep a refit moving. When the correction is shallow, measured in single millimetres, latex screed often suits better.
Getting the primer right is half the job. Old sand and cement, concrete, calcium sulphate screed and some existing floor finishes each need a different primer, or the compound can fail to grip.
Where a rear extension meets the original house, the two floors seldom end up at quite the same height, and a thin skim over the join turns them into one surface. If the old floor is loose, contaminated or breaking up, it needs attention first, which our floor preparation service covers.
Shop and office refits from Capability Green to Dencora Way
Commercial levelling is driven by refits. Capability Green, beside M1 junction 10, is Luton's main office park, with TUI and easyJet among recent occupiers. When an office is refitted, carpet tiles or LVT go down over whatever base the last tenant left, and a flat, primed surface stops the new finish from showing old trenches and patches.
Butterfield Business Park at Great Marlings and the Sundon Park Industrial Estate on Dencora Way are more industrial, with light industrial and warehouse units. There, levelling usually sits alongside repairs to worn or damaged areas, and our screed repairs service deals with those first.
It is worth being straight about limits. A compound is not a substitute for a screed. Pour compound thick to rescue a floor that is well out of level and it can crack and lift away, so if a floor is out by several centimetres, or the base is weak, we will recommend a new screed.
If the refit is in Houghton Regis, see our page on floor levelling in Houghton Regis.
