Floor Levelling and Self Levelling Screed in Harpenden

Before a Harpenden floor gets LVT, sheet vinyl, large format tiles or engineered boards, we flatten it with self levelling compound. Two kinds of job need it here. In homes, open plan conversions leave an old floor and a new one side by side, rarely at the same height. In the town's small business units, on Coldharbour Lane and at Batford Mill, a refit usually starts with preparation, concrete repair and levelling before any new finish.

Levelling for unit refits on Coldharbour Lane

Employment land in Harpenden is small scale, and its floors reflect that. Coldharbour Lane is a protected employment location in the Harpenden Neighbourhood Plan, with warehouse and industrial units. Batford Mill on Lower Luton Road is a small estate of warehouse units with offices. When a unit changes hands or an office is refitted, the old coverings come up, and what lies underneath is rarely ready for new ones. Old carpet adhesive, painted lines, patched trenches where services were moved and worn concrete at doorways are all usual findings.

The sequence is fairly standard. Stripping comes first, getting off old glue, painted lines and anything loose, sometimes by grinding, as part of our floor preparation service. Damaged concrete, spalled edges and cracks are repaired next, as concrete floor repair. After that we prime to match the base and lay self levelling compound, usually between about 2mm and 10mm deep.

Offices are usually levelled to SR1, a 3mm limit under a 2m straightedge, which is what many thin sheet finishes ask for. SR2 allows 5mm and SR3 10mm, and a warehouse floor may be specified to one of those instead.

We price refits after a survey and work to the programme the fit-out contractor sets. Where a floor is too far gone for compound, we say so and quote for a new screed instead.

Joining old and new floors in Harpenden homes

At home the problem is usually a join. An open plan kitchen conversion knocks rooms together, and floors that were separate now run as one. One may be an older concrete slab, another a newer screed, and there may be a strip where a wall once stood. Lay LVT or large tiles across that and every step and hump shows.

Levelling compound ties them together. After priming each base with the right product, we pour compound across the whole area so it settles to one plane. Terraced houses make up 14% of Harpenden's homes, and in a narrower through room the same approach works on a smaller scale.

Compound has limits. Laid from about 2mm to around 10mm, it gives a smooth, flat finish. Pour it far thicker as a cover-up for a floor that ought to be rescreeded, and it may crack and come loose. If the old floor is hollow, crumbling or badly out of level, relaying with a new pumped screed is the better fix, and we tell you that at the survey rather than after.

This is professional levelling ready for the flooring fitter. Sanding timber floors is outside our work, and the compound is laid by us only, never sold for DIY.

FAQs

Floor Levelling in Harpenden: your questions

Can you level an office floor in Harpenden before vinyl or LVT?

Yes. Vinyl, LVT and other thin finishes show every dip in the base, so offices getting them are usually levelled to SR1 first. We clear the old adhesive, repair any damaged concrete, prime and lay a compound to the depth needed. The work is priced after a survey and fixed in writing.

What is the difference between SR1 and SR2?

Both are flatness classes set by BS 8204 and checked with a 2m straightedge. SR1 caps the gap at 3mm, which is what many thin sheet floor finishes require. The tolerance is 5mm for SR2 and 10mm for SR3. We confirm which class your flooring maker asks for before we start.

How thick can self levelling compound go?

Typically somewhere between about 2mm and 10mm, though some compounds are designed for thicker pours. Beyond that, a pour meant to rescue a badly failed floor can crack and lose its bond. In that case a new screed is the right answer, and on a Harpenden job we would recommend it at the survey instead.
