Flat floors for Shire Park, Mundells and Bessemer Road
Industry in Welwyn Garden City was placed to the east of the town beside the railway. Bessemer Road, Mundells and South Mundells now hold light industrial, workshop and trade counter units, while Shire Park is home to Tesco's headquarters and other offices. A refit of any of these usually starts with the floor.
Racking needs a floor that is level enough for the uprights to stand true. Raised access systems in offices sit on adjustable pedestals, but they still need a sound, dust free base. Vinyl and other thin sheet finishes are the least forgiving of all, because every dip and ridge shows through them.
Under BS 8204 a floor's flatness is the gap found beneath a 2m straightedge. SR1 allows no more than 3mm, SR2 no more than 5mm and SR3 no more than 10mm. Many thin sheet finishes want SR1, and on a sound slab in a Shire Park office or Mundells unit, smoothing compound normally gets there fastest.
Whether compound stays bonded comes down to preparation. Glue, paint and laitance left from the last fit-out are usually ground off first, using our concrete grinding service. A primer matched to the base goes down next, since a concrete slab, a sand and cement screed and a calcium sulphate one each take a different product, and only then is compound poured. If a trade unit needs more than a skim, a new wearing screed is covered under screeding for commercial premises.
Levelling Welwyn Garden City homes before new flooring
With 38% of homes in the town being terraced, a lot of ground floors are narrow, and many have been knocked through so that an old room and a newer extension share one floor. The join between the two is often where a floor dips or steps, and it is the first thing a new LVT or large tile will show.
Most compounds are poured somewhere between roughly 2mm and 10mm thick, with some made for deeper fills. That is enough to correct most dips, ridges and minor steps on a sound floor, and fast drying products keep the programme moving.
There is a limit, though. Compound poured thick to rescue a loose, cracked or badly sloping floor may crack and lose its grip down the line. A hollow or crumbling base needs new screed, and you can read how that works under hand-laid sand and cement or repairing damaged screed.
Once a straightedge has been across your floor, we say which of these it needs. Wooden floor sanding and DIY products are not part of our service.
