Levelling uneven slabs in Hatfield terraces and flats
In Hatfield, 36% of homes are terraced, and in the new town terraces levelling an uneven concrete slab is a typical floor job. Decades of wear, old adhesive and patch repairs leave a surface that looks fine under carpet and fails under LVT or laminate.
Levelling starts with preparation. Loose material, old adhesive and anything that will not bond is removed. Then a primer goes on that suits the base, since concrete, sand and cement, calcium sulphate and old tiles all need a different one. Then compound is poured and spread, settling to a smooth, flat plane, usually between about 2mm and 10mm deep.
Flats follow the same method with a thinner build. Latex compounds, typically a few millimetres, give the smooth finish that sheet flooring and LVT need without adding much weight or height.
In the newer homes on the old aerodrome land, a smoothing compound over the existing screed is often all that is needed, sometimes after screed repairs to cracks. That is quicker and cheaper than a full replacement.
The measure of success is flatness. BS 8204 sets the classes against a 2m straightedge: a gap of up to 3mm for SR1, 5mm for SR2 and 10mm for SR3. Many thin sheet finishes need SR1, and under LVT that is normally our target. For thin compounds in flats, see our latex screed service.
Office and campus refits at Hatfield Business Park
Hatfield Business Park, on the former de Havilland aircraft factory site, is the town's main commercial area, with warehouses, offices and campus buildings. When a floor there is refitted, the order of work matters.
First the old finish and adhesive come off, often by grinding, which our concrete floor grinding service handles. Damaged concrete is repaired next. Only then is the floor primed and levelled, with the compound depth chosen to reach the flatness the new finish needs. Offices getting sheet flooring or LVT usually need SR1, the class many thin sheet finishes demand, while a warehouse floor may be specified to SR2 or SR3.
We are straight about limits. Pushed far past about 10mm to cover a floor that should be rebuilt, compound can crack and lose its bond. Where a slab or screed has failed, a new screed is the fix, and on a large area that may be a high strength or pumped liquid screed rather than compound. We say which at the survey.
This service is professional levelling ahead of a flooring contractor. We do not offer wood floor sanding, and none of our compounds are sold to DIYers.
