Rebuilding older floors west of Parkway in Welwyn Garden City
A solid floor in one of the garden city's early houses is seldom worth patching once it has cracked, settled or started letting damp through. The better repair is to break out the old slab and screed, dig down to allow for the new build-up, lay hardcore and a concrete base where needed, then insulation, a membrane and a fresh screed on top. Everything below the screed can come from us as well; see insulation and damp proof membranes.
On top, a sand and cement screed laid by hand usually makes practical sense. It is mixed on site to suit each room, compacted by hand, and then floated to a dense, level finish, which suits the smaller rooms, chimney breasts and narrow hallways of older houses. It also accepts a cement based adhesive and tiles without the special priming a calcium sulphate floor needs.
Depth depends on whether the screed floats or is bonded. Floating on insulation, a domestic screed wants about 65mm, rising to 75mm in commercial buildings. Bond it with an agent directly to a sound concrete slab and 25 to 40mm can be enough, useful in a Welwyn Garden City hallway that has to meet a threshold already in place.
If the old floor turns out to be sound and only uneven, you may not need any of this. Levelling compound over a sound base is quicker and cheaper, and we will say so if that is the case.
Wet rooms, garages and early loads in Welwyn Garden City
A Welwyn Garden City wet room needs falls towards the waste and a floor that will be drenched every morning. Sand and cement does both. We shape those slopes by hand during laying, and being cement based, the screed shrugs off water that would harm calcium sulphate.
Converted garages suit it too. When a garage becomes a study, gym or bedroom, the floor usually has to be raised, insulated and brought level with the house, and a hand-laid screed handles the step and the small area well. The garage conversion floor guide walks through that build-up layer by layer.
Fibres in the mix, at around £1 to £3 extra per m², help a floor that must carry weight early or where cracking is a concern. Whether they are worth it is covered under screed reinforced with fibres.
The catch is the wait for it to dry. A 65mm sand and cement screed takes considerably longer to dry than a thin liquid floor, so tell us your flooring date early and we can suggest a faster drying mix if the programme needs it.
