Leighton Buzzard and Linslade: which screed goes where
Census 2021 counted 42,736 people in the Leighton Buzzard built-up area, which spans both sides of the Grand Junction Canal. Leighton Buzzard grew as a market town, Linslade across the canal took the railway station, and the two merged administratively in 1965 as Leighton-Linslade. We cover the whole of it, including Leedon and Rushmere; postcodes here include LU7.
The newest housing is to the east. Clipstone Park, between Vandyke Road and Stanbridge Road, is part of the eastern urban extension. Floors there are insulated and commonly take a pumped liquid screed over heating pipes. For the pipe cover and heat-up that follows, see screed for underfloor heating.
The oldest buildings are in the centre. Around the listed High Street and Market Square, any floor work in an older building has to respect the original fabric. Where a failed floor in one of these buildings is replaced, a hand-laid sand and cement screed can be worked room by room with the care that calls for.
Between the two sit decades of post-war and late 20th century houses. Where one of those has a sound but uneven floor, floor levelling may be all it needs before new LVT, vinyl or tiles go down. A floor that has failed outright needs a new screed instead. Spotted a code like CA-C25-F5 on the plans? That is a calcium sulphate grade, and our anhydrite page breaks it down.

Timing and access from Market Square to Clipstone Park
Access differs across the town, so tell us about it early. On a new plot at Clipstone Park, the site manager decides where the pump lorry parks and when. On a street near the town centre, the mixer may need to stand on the road, and the hose runs in through the nearest door; mention parking controls, narrow entrances or shared yards when you ask for a price.
The pour date follows the build, not the other way round. Before anything is poured, the building needs to be weathertight, the plasterers finished with their wet work, and any heating loops fitted and pressure tested. Afterwards the new floor has to dry out before a tiler, a vinyl fitter or a wood floor goes down on it. On a renovation, allow for the old floor to be broken out and a membrane and insulation to be laid first.
The town's industrial side runs along Grovebury Road on the south of town, including the Harmill Industrial Estate, with more units on Chartmoor Road. Steel fabricators and manufacturers have taken space there recently, and occupiers like that need hard wearing, level concrete and screed floors. For a unit on Grovebury Road or Chartmoor Road, our screeding for commercial units means new wearing screeds or repairs to old ones, whatever the floor area.
