Screeding in Flitwick

Flitwick is a town of houses from the 1970s to the 1990s: 54% of its homes were built between 1973 and 1999, and many are now 30 to 50 years old. That is the age when extensions go on, kitchens are opened up and tired ground floors are replaced. For these houses we pump liquid floors, hand-lay sand and cement, screed over heating pipes and level floors for new finishes. Flitwick lies about 33.2 miles from our Slough base, and the price we give you is fixed in writing before we start.

Floors in Flitwick's 1970s to 1990s houses

Census 2021 recorded 13,668 people and 5,798 households in the Flitwick built-up area, from West End to the development land off Steppingley Road. Detached and semi-detached houses outnumber terraces and flats, and most of the town was built within a few decades. So the floor questions here tend to repeat.

The first is what sits under the existing finish. Ground floor construction from the 1970s to the 1990s varies, so before recommending anything we check whether the floor is a slab with a screed, a slab with no screed, or a suspended floor. That decides whether it can be levelled, needs a new screed or has to come out.

Single storey extensions come next. A new extension has to meet the old floor at exactly the right height, and a pumped liquid screed for Flitwick extensions lays a large area flat in one visit. If the extension is heated, see screed over underfloor heating, which covers thin screeds for renovations.

When a kitchen is opened up and the ground floor turns out to be uneven or failing, the choice is between self levelling compound for new flooring and a new screed. A small damaged area, or a wet room with falls, usually suits a hand-laid sand and cement screed.

If the drawings for a Steppingley Road plot or a renovation name a calcium sulphate grade, the sanding and testing after the pour are set out on the anhydrite flow screed page.

Planning a pour from West End to Maulden Road

Screeding falls halfway through a project, which means the other trades decide when we can come. We need the room sealed against the weather, the plasterer gone and any heating loops tested under pressure. How long it then takes to dry turns on depth and screed type, and only then should the flooring be booked in.

On a pumped job, our pumping kit waits outside near the house, and a hose is laid through to the room. Most houses with a drive make that simple. If you park on the street, or the room is a long way from the road, mention it in your enquiry and we will work out the set-up beforehand.

We cover the whole town, from West End to the Running Waters stream that separates Flitwick from Ampthill, and postcodes here include MK45.

The Maulden Road Industrial Estate, planned in the late 1960s, is Flitwick's main employment area. Its older units are where concrete floor repairs, levelling and new screeds often come up during a change of use. For units on the estate, see our screeding for commercial premises.

FAQs

Screeding in Flitwick: your questions

Who can screed a floor in Flitwick?

K & B Screeding Ltd covers Flitwick and the MK45 postcode area from our base on Lynch Hill Lane in Slough. In an MK45 house that might be a pumped liquid floor in an extension, a hand-laid cement base in a wet room, screed over heating loops, or levelling ahead of LVT, tiles or wood. Get in touch and we phone back that day, with a fixed price on paper inside 24 hours.

How do I know what is under my Flitwick ground floor?

Lifting a small area of the existing finish, often at a doorway or under a kitchen unit, usually shows whether there is a screed over a slab, a bare slab or a suspended timber floor. Houses from the 1970s to the 1990s vary, so we check before recommending levelling, a new screed or a full dig-out.

Should a Flitwick extension floor be screeded before or after the windows go in?

After. With the roof done and the windows and outside doors in, rain and frost are kept off the screed while it cures. Wet plastering should be done too, and heating pipes laid and tested. Then the floor can dry in steady conditions.
