Sand and Cement Screeding in Newham

In Newham we lay traditional sand and cement screed where a floor has to be rebuilt by hand: older terraced houses, dug out ground floors, wet rooms and small awkward rooms. Some 31% of Newham homes are terraced, and the older terraces often have floors with no damp proof membrane at all. Rebuilding those floors properly, then meeting the existing levels, is exactly what a hand laid screed suits.

Rebuilding old solid floors in Newham terraces

When the ground floor of an older terrace is opened up, for a refit or because the old floor has sunk and cracked, the usual finding is a thin slab or a compacted base with no damp proof membrane beneath it. The remedy is to dig out to the depth needed, lay a membrane and insulation, then screed over the top.

In a terraced house the floating layer goes in at 65mm; a shop or office floor gets 75mm. Because we mix it on site and pack it down by hand, it can be pushed into alcoves, around a chimney breast and through a tight doorway. The finished surface has to meet the hall, the rest of the kitchen and any step down to the garden, and those levels are easier to control with screed rails and a straightedge than with a pumped pour.

Where the new layer must bond to a sound slab instead of floating, a bonded screed of 25 to 40mm is an option. It suits a shallow build up where there is no room for insulation.

This material takes longer to dry out than a pumped floor. Allow about a day for every millimetre of depth up to 40mm, then longer for each one after, which puts a 65mm terrace floor several weeks away from timber or LVT. If the fitter is already booked, a quicker drying version of the mix can claw time back, and our guide to screed depths lists what each build up normally needs.

Wet rooms, garages and converted flats in Newham

Calcium sulphate screed has no place in a floor that will see water, so anywhere wet in the house gets sand and cement instead. A walk in shower or wet room in a Newham terrace takes a cement screed laid to falls toward the drain, set with rails and checked with a level as the floor is compacted.

Converted flats make up 8% of Newham homes. A small bathroom or kitchen floor on an upper storey of a converted house is often more practical to screed with a mix carried up the stairs than with a pump. Sand and cement also takes load earlier, which helps when a kitchen fitter is booked soon after.

Garage conversions are another fit. The old garage slab is usually a step down from the hall, so insulation, a membrane and screed are layered onto it until the converted room meets the rest of the ground floor. Our guide to screeding a converted garage goes through each layer. For thinner sections or floors at risk of cracking, fibres can be added for £1 to £3 per m².

FAQs

Sand and Cement Screed in Newham: your questions

Is sand and cement screed as strong as concrete?

No, and nobody should expect it to be: a screed does a different job from the concrete under it. Think of it as the level, hard wearing top layer that sits on the slab or the insulation. Mixed well, packed down and put in at the correct depth, it will carry everything a Newham home or a typical shop throws at it. If a floor will take heavier loads, we can lay a stronger mix.

How much does sand and cement screed cost in Newham?

Expect £18 to £25 a square metre in 2026, the national figure for a screed mixed and laid on site. Small rooms in a terrace can cost more per m² because setting up takes the same time whatever the size. Breaking out the old floor and supplying insulation and a membrane are separate items on the quote, and you see every figure in writing before we start.

Can I screed a small Newham room myself?

A very small, bonded patch is within reach of a practised DIYer. A full floating floor is harder: getting 65mm compacted evenly, flat and at the right level to meet the hall takes rails, a proper mix and experience. If it is not packed down properly, the screed may crack or crumble beneath the tiles, and taking it up to start again costs far more than doing it right first time.
