Anhydrite and Flow Screed in Havering

When a Havering drawing specifies a flowing calcium sulphate (anhydrite) floor, we bring it in, pump it and finish it to exactly the grade written there. In Rainham and Beam Park, in the south of the borough, a joint venture with Notting Hill Genesis is building over 1,000 homes, and schemes like that use modern flowing screeds. Anhydrite asks more of the team after the pour than before it, with laitance, sanding and a stricter moisture test.

Grades on a Beam Park or Rainham specification

On a Rainham or Beam Park specification, an anhydrite screed is identified by a code from the European standard covering screed materials. Read the C number as how hard it resists crushing and the F number as how well it resists bending, each given in N/mm2. Most drawings name one of three:

CA-C20-F4, meant for lightly used domestic floors. CA-C25-F5, the general grade on most house, flat and office drawings. CA-C30-F6, for a floor expected to work harder.

Whatever grade the engineer has written for a new home is the grade that goes in; we do not swap it for something else. Now and then the drawing names an alpha hemihydrate product, chosen because it dries sooner or can be laid thinner. Depth and drying for those come from the manufacturer's own sheet, which we work to.

Apartment floors are where the material earns its place. In Havering, 20% of homes are purpose-built flats, and a flat is typically one large floor over insulation, often with an acoustic layer and heating. Because this material hardly moves as it cures, a whole flat can often go down as a few big bays with very few joints. Where a joint is unavoidable, we agree its line with you before the pour, normally across a doorway or along the edge between two heating zones.

For readers who want the chemistry, our guide anhydrite screed explained goes further. Delivery and placing are handled by our own team, and the screed pumping service page explains how.

Sanding and testing before Havering floors are finished

As the floor dries, a fine, crumbly film called laitance comes up to the surface. Glue spread over it only holds that film, and the flooring can let go months down the line. So when drying has gone far enough, we sand that layer off and apply a primer made for calcium sulphate.

Moisture is the other test. Many flooring manufacturers set a tighter moisture limit for calcium sulphate than for cement, so a reading that would pass on a cement screed can still be too high here. A hygrometer reading decides, not the calendar. Where heating pipes are in, running the system from roughly day 7 can speed the drying along.

New blocks around Beam Park run to tight programmes, and 6% of the borough's homes date from 2015 or later. Our drying and laitance steps are given to the flooring contractor on paper, so nothing gets skipped.

Keep it out of any room that could get wet. In Havering, a wet room, a shower you walk into or a utility floor that might see a leak should have a cement based flowing screed, or the hand-laid option on our Havering sand and cement page.

FAQs

Anhydrite & Flow Screed in Havering: your questions

What does CA-C25-F5 mean on a Havering screed specification?

CA means calcium sulphate. The 25 tells you it resists 25 N/mm2 of crushing and the 5 that it resists 5 N/mm2 of bending, both tested under the European screed standard. On a Havering scheme you will find it under houses, flats and offices more than any other grade. Lighter domestic floors may call for CA-C20-F4, and heavier use for CA-C30-F6.

What moisture level does anhydrite screed need before flooring?

Flooring makers set the limit, and many set a lower one for calcium sulphate than for cement screeds. The weeks since the pour do not settle it; a hygrometer reading does. The reading has to meet the limit on the flooring product's own data sheet, whether that is tiles, LVT or engineered wood, before it goes down.

Can engineered wood go straight onto anhydrite screed in a Havering home?

Not until three things are done. The screed must be dry to the wood maker's moisture limit, checked with a hygrometer. The weak top film needs sanding away. Last, a primer that works with calcium sulphate goes on, and only then the adhesive. Skipping a step is how boards lift or the bond fails later.
