Grades and products for Nine Elms apartments
On a Nine Elms drawing, the screed shows up as a code taken from the European screed standard. C stands for how much it resists crushing and F for how much it resists bending, both given in N/mm2. Rooms that get light domestic use can be specified at CA-C20-F4. The standard choice for typical apartments, houses and workplaces is CA-C25-F5. CA-C30-F6 is for heavier use, such as corridors, lobbies and shared areas that take a lot of wear.
In a Nine Elms apartment scheme the grade comes from the engineer or architect, and that is what goes in. Some designers pick an alpha hemihydrate product instead, when quicker drying or a shallower floor is the priority. Depth and drying for those come from the maker's own sheet, and we follow that sheet over any rule of thumb.
Low shrinkage is what makes this material suit apartments. It allows large, open bays with few joints, which suits an open-plan flat laid over heating in one pour. Joints are still planned in advance at thresholds, between heating zones and over any movement joint in the frame.
Redevelopment of the Alton Estate will bring more new build work of this kind to the borough. Converted houses elsewhere in the borough can use it too, as long as the floor is a dry area and the acoustic layer below is designed to take a flowing screed. Laitance, moisture and primer in Wandsworth flats
Drying leaves a thin, weak and papery skin on calcium sulphate, called laitance. Glue or compound spread over that layer holds only to the layer, which can let go and take the floor finish with it, so it has to be sanded away first. Once it has dried sufficiently, we sand the surface back and prime it with a primer intended for calcium sulphate.
Then comes the moisture test. Use a hygrometer, not the calendar. Flooring makers are usually fussier about moisture in calcium sulphate, so a hygrometer figure a cement floor would get away with can still mean holding off. If the flat has underfloor heating, running it to speed up drying is usually possible from around 7 days.
This is not a screed for anywhere that stays wet. Level showers, wet rooms and basements should be cement instead, poured as a flowing cement mix or laid by hand as sand and cement for wet areas. On a new flat, living areas in anhydrite and bathrooms in cement is a common split.
