Floor Levelling and Self Levelling Screed in Wandsworth

Bumpy floors across Wandsworth get a coat of self levelling compound from us, ready for LVT, vinyl, engineered wood or big tiles. Here, far more floors are being refitted than built from scratch. 19% of homes are converted flats, and shops and offices around Battersea Power Station and Clapham Junction need a flat floor each time they are fitted out. Compound, usually about 2mm to 10mm deep, fixes floors that are sound but uneven; deeper problems need a screed.

Shop and office fit outs around Clapham Junction

Wandsworth's main commercial settings are Battersea Power Station, with its shopping, leisure and office space, the offices and shops of Nine Elms, New Covent Garden Market and the retail around Clapham Junction. When a unit changes tenant, the new fit out usually inherits an old floor with adhesive, patches and changes in level. Trenches cut for moved services are filled at a different height, and old tile beds leave ridges that show straight through new vinyl.

The first step is getting back to a clean, sound base. Old adhesive, paint and weak surface material come off, often by concrete floor grinding. A primer goes on next, and it has to match the base: concrete, sand and cement and calcium sulphate all take different ones.

The finish sets the target. For LVT and most thin sheet finishes the shop floor needs SR1, where the gaps under a 2m straightedge stay within 3mm. SR2 allows 5mm, which some other finishes accept; the flooring sheet says which class applies. Fast drying compounds allow the flooring contractor to start soon afterwards, which matters when a shop is due to open. Sections can be poured in sequence so part of a unit stays usable while the rest is levelled.

If a Clapham Junction shop or Nine Elms office needs a full screed, not just compound, that bigger job sits with our commercial screed team.

Conversions and extensions in Wandsworth houses

In homes, levelling is mostly about joins and conversions. A rear extension in Balham or Earlsfield is screeded new, while the original floor it meets is older and often a few millimetres out. Compound feathers the two into one plane so a single floor can run through.

Conversions raise the same issue on upper floors, where a new acoustic floor meets existing surfaces. Compound can bring the finished level into line once the screed below is sound. The same applies where a wall has been removed and two rooms with slightly different floor heights become one, which is common when a flat is reconfigured.

There is a limit. Typical compounds are designed for 2mm to 10mm or so. Pour it any deeper into a dip, or over a floor that is cracked or hollow, and it is liable to split and let go. In that case the floor needs rescreeding, and our sand and cement rescreeding page explains how to tell. If the floor only wants a skim, latex smoothing screed could do it. Either way we measure first with a straightedge, so the quote describes the floor you actually have.

FAQs

Floor Levelling in Wandsworth: your questions

What is the difference between SR1 and SR2?

BS 8204 sets these classes for how flat a floor is, checked by laying a 2m straightedge on it. Under that straightedge, SR1 means gaps no bigger than 3mm, SR2 no bigger than 5mm and SR3 no bigger than 10mm. LVT and many thin sheet floors need SR1. We check the floor before levelling so you know which class it will reach.

Can a shop floor be levelled without closing for weeks?

Usually, yes. Fast drying levelling compounds let flooring go down soon after the pour, so the work can fit into a short closure or be laid in sections. We agree the timing with the fit out programme before we start, including priming and any grinding needed first.

How do I know if my floor needs levelling or a new screed?

Begin with a 2m straightedge and see how big the gaps under it are. Gaps up to about 10mm can usually be filled with compound if the floor is sound and dry. Bigger dips, cracks, hollow patches or damp mean the base itself is failing, and a new screed or repair is needed before any compound.
