Choosing a screed from Waterloo down to West Norwood
Lambeth is a long, narrow borough. It runs from Waterloo and the South Bank through Kennington, Vauxhall, Stockwell and Brixton, then on to Clapham, Streatham and West Norwood. The floors along that strip vary as much as the buildings standing on them, and postcodes here include SW2, SW9, SE11 and SE27.
Start with age. Some 40% of Lambeth's homes were built before 1919, and Brixton's grand Victorian houses, many now split into flats, are typical of that stock. Lift the ground floor in one of those houses and there is often nothing under it to stop damp, so doing it up properly tends to mean digging the old slab out and building back with a membrane and a traditional hand-laid floor.
The newer end of the borough is in Vauxhall and South Lambeth, where high density homes and offices are going up around the Northern line extension and Nine Elms. If the drawings for one of those Nine Elms schemes call for a calcium sulphate grade, what the anhydrite grades mean is set out on its own page.
Where a flat or house is getting heating in the floor, the screed has to cover the pipes properly and be heated up slowly, which the underfloor heating screed page covers. In a flat on the Loughborough or Angell Town estates, a concrete floor that is solid but wavy often does not need a new screed at all; a skim of levelling compound can bring it true before the new flooring goes down.

Access, neighbours and timing a pour in Lambeth
Getting material from the kerb to a flat upstairs can take as much planning here as the floor itself. A pumped liquid screed travels by hose, so it can climb a communal stair or run along a corridor without anyone carrying bags. A mixer still has to park somewhere close, so if your street has controlled parking, tell us about bays, permits and any loading restrictions when you ask for a price.
In a converted house or a block, the managing agent or freeholder may want notice of the work and details of the acoustic build-up under the new floor. Sort that out before the pour date is fixed.
Before we pour, the windows and roof need to keep the weather out, the plasterer's wet work should be done, and any heating pipes should already have passed their pressure test. After that, how fast the floor dries decides when your flooring fitter can come in, so fix the screed date first and build the rest of the programme around it.
Commercial work is a separate strand. Brixton Market, Brixton Village and Pop Brixton see frequent fit outs, and the new floor space rising around Nine Elms brings larger floor areas. Our commercial screeding service covers shop units and offices as well as bigger floor plates.
