Choosing a screed for Towcester's old and new homes
Census 2021 counted 11,333 people in the Towcester built-up area. For a floor, the more useful question than house type is when the building went up.
Along Watling Street East and Watling Street West there are period buildings, and the town also has conversions such as Gilbert Scott Court, in the former Union Workhouse. Period buildings like these often have old solid floors that need lifting, insulating and relaying to a level base. That is careful, hand-laid work, and a sand and cement screed for period floors is usually the right material.
Houses from the decades when Towcester grew are a common place for extensions, and there the new floor must land exactly on the old level. Across a wide extension, pumped liquid screed goes down fast, settles flat and will take foot traffic in 24 to 48 hours.
At Towcester Grange, off Stourhead Drive, developments such as The Watlings and The Furlongs bring new homes where screeds are laid over insulation, often with underfloor heating. How much cover the pipes need and how the heating is first brought up are explained on our page about heated floors in Towcester. If the drawings give a calcium sulphate grade, the specification itself is unpacked on our anhydrite flow screed page.
Sometimes the floor is sound and just uneven, and then levelling compound alone may do, for far less than new screed.

Access on the A5 and timing around a Towcester build
The A5 runs through the middle of Towcester along the line of Watling Street, and that affects how a pumped screed is delivered. For a property on the main road, the job needs a plan for where the mixer and pump can stand and how the hose reaches the room, perhaps from a side street or a rear yard. With a driveway of its own, a house is far easier to pump to. Mention how we get in when you ask us to price.
In a build programme the screed follows a weathertight shell, finished plastering and any heating pipes, laid and through their pressure test. The flooring comes after the screed has dried, and that wait depends on the depth and the material, so plan the fitter around it.
Offices and warehouses are a separate kind of work. Refits at Lucas Bridge Business Park on Old Greens Norton Road, and in the distribution warehouses marketed off Towcester Road, often need floor levelling, latex compound or a high strength screed before new flooring or racking goes in. That is work for our commercial screeding service.
