Southbrook to Monksmoor Park: Daventry screeds by estate
Census 2021 put the population of the Daventry built-up area at 27,783, and the town's growth can be read estate by estate. The first phase of expansion, the Southbrook Estate on the slopes of Borough Hill, was followed by Ashby Fields, The Grange, Middlemore Farm, Lang Farm, Royal Oak and, most recently, Monksmoor Park. The largest single slice of homes, 35%, was built between 1973 and 1999.
Because the slabs are generally sound, the work here is rarely about rescuing a failed floor. It is about adding space. On estates such as Southbrook and Ashby Fields, extensions, conservatory conversions and open plan kitchens are the usual projects. A large new floor that opens into the old one suits pumped liquid screed for Daventry extensions.
At Middlemore Farm and Lang Farm, houses often need an existing slab matched in level when a room is added. That is partly a screeding job and partly a finishing one: the screed is set to the right height, then floor levelling can blend the join.
At Monksmoor Park and the other recent phases, liquid screed with underfloor heating is the normal specification for an extension or refit. The underfloor heating screed page explains pipe cover and warm-up, and the anhydrite page covers calcium sulphate grades.
Older buildings are few, but where a small room, a wet room or a garage needs a hand-laid floor, see sand and cement screed. Our coverage includes Drayton and Little Braunston as well as the estates above.

Daventry pour days, access and the industrial estates
Before a pour date is fixed, three things need to be true. The extension or house has its glazing and outside doors fitted, so rain cannot get in. Wet trades such as plastering are finished. Any heating pipes have been laid and pressure tested by the heating installer, since K & B does not fit them. Once poured, a screed needs about one day per millimetre to dry through its first 40mm, and longer for every millimetre past that, so the flooring fitter's date should hang on a moisture reading.
If we are pumping, the truck and pump have to pull up somewhere the hose can stretch from to the front door. Southbrook sits on the slopes of Borough Hill, so if a property there has a steep drive or steps up to the door, mention it with the enquiry. The hose can usually manage, but the plan for the day changes.
Industry is a large part of Daventry. The Royal Oak Industrial Estate, where Ford opened a national spare parts warehouse in 1972, and the Drayton Fields Industrial Estate host large distribution buildings, and the Daventry International Rail Freight Terminal sits near junction 18 of the M1. Warehouse floors like these call for heavy duty screeds, repairs and grinding, covered by our commercial screeding services.
