From George Street to Greenacres: choosing a Lutterworth screed
Census 2021 recorded 10,519 people in the Lutterworth built-up area, a market town whose charter goes back to 1214.
The historic core is a Conservation Area, with half-timbered buildings, former coaching inns, St Mary's Church and the thatched Shambles Inn. Older buildings there, around George Street and Leicester Road, often sit on solid floors laid before damp proof membranes were standard. Doing that properly means digging the old floor out, insulating it and fitting a membrane, then finishing with a new hand-laid sand and cement floor.
Greenacres and the town's other established estates are typical places for a rear extension or a kitchen knock-through. The new floor has to meet the existing one exactly, and where it does not quite, levelling the join with compound finishes it off before the flooring goes down.
Much of the recent housing has gone up to the north of the town, and the Harborough Local Plan allocates the East of Lutterworth Strategic Development Area, a new neighbourhood east of the M1. Homes of that kind are where wet underfloor heating set in a pumped liquid screed is a common choice, and our page on heated floor screeds covers the pipe cover and warm-up.
If the specification on a new build calls for a calcium sulphate grade, sanding and a moisture test are also needed before any flooring.

Planning a Lutterworth pour around the build and the lorry
A screed has a fixed place in the order of a build. Before the pour, the shell has to keep the weather out, with windows and doors fitted and the wet plaster finished. Any heating pipes need to be down and pressure tested too. Only then is the floor poured, and only once it has dried do the kitchen, the joinery and the flooring follow. Booking the screed early and building the drying time into the programme avoids a gap in the programme later.
Pumping means the lorry with the mixer and pump parks outside, with a hose run in to the room. A house with a driveway makes that easy. In the historic core, check parking near the door, any loading restrictions and whether the route passes through a shared entry, and tell us when you ask for a price.
Lutterworth also has large warehouse floors. Magna Park, built on the old Bitteswell aerodrome west of the town, is a large strategic warehousing and distribution park, and further employment land sits north of the town centre, east of Leicester Road. Warehouse floors like these can call for grinding, concrete repairs or a high strength screed at fit-out, which our commercial screeding service covers.
