Liquid Screed in Lutterworth

Pumped liquid screed suits the newer side of Lutterworth. Here, 17% of homes were built from 2015 on, many of them on the town's northern side, and new builds like these often have wet underfloor heating set in a liquid screed. We pump it from a mixer outside, it levels itself across the floor, and it can usually be walked on within 24 to 48 hours.

Liquid screed in new homes north and east of Lutterworth

The case for liquid screed in a new house is mostly about the heating. Pipes clipped to insulation need a screed that surrounds them completely, and a flowing screed does that without the air pockets that can form under a hand-laid mix. That means the floor heats up sooner and gives out warmth evenly across the room.

It also keeps the build-up thin. Over pipes, liquid screed needs at least 25mm of cover, so the finished depth is about 45 to 50mm, against a deeper floor with sand and cement. With no heating in it, a floating liquid floor in a house begins at about 35mm.

The East of Lutterworth Strategic Development Area, allocated in the Harborough Local Plan as a new neighbourhood east of the M1, will bring the same kind of plot in larger numbers. On a site like that, the speed matters as much as the finish. One day is enough to pour a whole ground floor, and SR1 or SR2 flatness comes without much effort. That speed is what keeps follow-on trades moving across a run of new houses. Trades can walk across it again within a day or two.

There are two families of liquid screed, one bound with calcium sulphate and one with cement. Which one a plot gets is a specification question, covered on our calcium sulphate flow screed page. For the wider trade-offs, see our comparison of liquid and sand and cement screed.

Greenacres knock-throughs and getting the pump in

Rear extensions and kitchen knock-throughs tend to happen on older estates like Greenacres, and the new floor there has to line up exactly with the old one. Liquid screed helps, because the depth can be set to the millimetre and the surface comes out flat without hand finishing. If the original floor is uneven too, levelling compound spread thinly across the join completes the job.

Getting the screed to the room is simple on most plots. We park the lorry and pump on the drive or the street and feed the hose through a door or window to the room. On a tighter site, tell us about parking, gates and the route through the house when you send your details.

Before that, the room must be prepared. That means edge strip along each wall, a membrane laid over the insulation with every joint taped so nothing seeps under, and a dam across each doorway. Where parts of the build-up are missing, our membrane and insulation supply can provide and fit them.

Being able to cross it a day or two later is not the same as it being ready for flooring. Each of the first 40mm needs about a day to dry and deeper screed takes longer, which our guide to drying times explains in full.

FAQs

Liquid Screed in Lutterworth: your questions

How long does liquid screed take to dry in a new Lutterworth house?

Foot traffic is fine from 24 to 48 hours, though drying for flooring takes longer. The first 40mm dry at around a day per millimetre, and anything deeper more slowly. Over underfloor heating, a calcium sulphate floor can usually be dried with the heating once it is about 7 days old, cutting the wait a great deal.

Does liquid screed need a pump lorry on the drive?

The mixer and pump need to stand within reach of a hose run to the room, usually on the drive or the road outside. Once inside, the hose can run a long way through the house. Let us know about access, parking and any low gates or overhead cables when you ask for a price.

Can liquid screed go down in a Lutterworth garage conversion?

It can, once the old slab has been built up with insulation and a membrane so the new floor meets the house. On a small garage, though, hand-laid sand and cement is often better value, since the pump set-up costs the same whatever the size of the room.
