Fit-out floors at Magna Park and east of Leicester Road
Distribution warehouses change occupiers, racking layouts and office areas over their lives, and the floor has to be brought back to a clean state each time. At Magna Park, and on the employment land off the east side of Leicester Road, that can mean taking off painted aisle markings, a worn coating, adhesive under a former office floor, or the laitance left on a newer screed.
A grinder's diamond heads spin against the concrete or screed and shave its surface back a little at a time. Besides clearing those surface layers, it takes down high spots, trowel marks and the ridges where neighbouring bays were finished at slightly different heights, leaving a profile that primers and toppings can bond to.
What goes on next depends on the building. It may be a higher strength screed for heavy use, a levelling compound, a new floor covering, or a resin system laid by a resin specialist. Resin and polished concrete are outside our work, and our grinders and diamond tooling are not for sale or hire; our own team prepares the floor to suit the trade that follows.
Further industrial land is earmarked in the Local Plan beside Lutterworth Road and Coventry Road, with storage and distribution space set aside within the East of Lutterworth Strategic Development Area. Floors built there may need similar preparation before fit-out.
For very large areas or heavy coatings, shot blasting or scarifying is usually quicker, and both are part of our floor preparation and shot blasting work. Damaged slabs go to concrete floor repair first.
Greenacres extensions, garages and Lutterworth dust control
Greenacres and similar established estates see plenty of rear extensions, and the new floor does not always finish flush with the old one. A small lip where the new slab meets the old can be ground down, then the join finished with compound so one floor runs through. Garages being converted often need floor paint and oil stains removed before insulation and screed go in, and rooms where carpet or vinyl has been lifted may need old adhesive cleared before a latex screed over the cleaned base.
Know what grinding cannot do. It removes high spots, not slopes. Flattening a room that falls from wall to wall would mean removing so much that a screed could end up below the depth it needs. The answer then is to grind the peaks and level or screed the rest.
Silica is the safety issue. It is present in concrete, screed and tiles, and grinding turns it into a fine dust that should not be breathed. We grind only with extraction fitted to the machine, sheet off nearby rooms and close the work area.
The same preparation is available in Hinckley concrete floor grinding and other towns nearby.
