Unit refits from Brindley Road to Sunnyside Industrial Estate
Hinckley Business Park lies on Brindley Road, by the A5 and Dodwells Bridge Road. Warehouse and light industrial units also stand at Logix Park, Harrowbrook, Greenfields Business Park beside the Sunnyside Industrial Estate, and Sketchley Meadows, part of the Sketchley Lane Industrial Estate. When a unit like these changes hands, the floor usually has to be stripped back before anything new goes on it.
The grinder's diamond segments shave the surface down a fraction at a time. That clears worn line paint, old floor coatings, carpet tile adhesive from office areas, trowel marks, and the ridges and lips where two concrete bays meet at different heights. What remains is a clean, open surface that primers and compounds can grip.
Grinding is preparation, and the next layer is chosen to suit the unit. It might be smoothing compound for new flooring, a fresh screed, new carpet tile, or a resin system laid by a specialist resin contractor. Resin and polished concrete are outside what we offer, so the grinding is planned around what the following trade needs.
For very large floor areas or thick coatings, shot blasting or scarifying can be quicker, and both sit within our floor preparation and shot blasting service. Where grinding exposes cracked, hollow or broken concrete, concrete floor repairs come before any covering. We are a contractor: our team brings its own machines and runs them, and none of that equipment or tooling is for sale or hire.
Extension joins, garages and dust in Hinckley homes
Houses need grinding too, mainly in three places. The first is where a new extension slab meets the old house floor and leaves a lip at the doorway. Grinding down the high edge, then feathering the rest with compound, lets one floor covering run through.
The second is the garage. Converting one usually means taking off old floor paint and oil staining before insulation or a bonded screed goes in. The third is any room where carpet or vinyl has been lifted and left a crust of adhesive that the next covering cannot be stuck to.
There is a limit to what a grinder can do. It takes down local high spots, but a room that runs downhill or sags over a wide area will not come flat this way. Chasing the low side would mean removing far too much, and a screed ground too hard may end up below the depth it was designed to have. The fix there is to grind the high points, then level or rescreed. A thin finish such as latex screed over the ground surface often follows.
Dust is the other issue. Cutting into concrete, screed or tiles releases fine silica dust that is harmful to breathe. We only grind with extraction connected to the machine, sheet off the rooms next door and keep doors shut while the work runs. Neighbouring towns get the same service, including floor grinding in Earl Shilton.
