Grinding warehouse floors at Royal Oak and Drayton Fields
Daventry's expansion from 1961 brought industry as well as people. Ford set up a national spare parts warehouse on the Royal Oak Industrial Estate in 1972, and both Royal Oak and Drayton Fields now have big distribution buildings standing on large slabs. Floors of that kind typically wear under racking, pallet trucks and marked walkways, and when a building is refitted, or a damaged section repaired, the surface has to be ground before anything new goes on it.
The machine does that with rotating heads set with diamond segments. They cut the top of the slab away in thin layers, removing high spots, the lips that form between bays, and trowel ridges. They also strip old floor paint, line marking, adhesive and thin coatings, and remove laitance, the weak, dusty skin that forms on a fresh slab. The surface left behind is open and clean, so primers and bonding agents can grip.
Alongside grinding, warehouse floors of this size often need heavy duty screed or repair work, and our concrete floor repair service covers broken joints and damaged sections. For whole warehouse floors or thick coatings, shot blasting or scarifying usually clears ground faster, and we will advise which method fits the area.
Our crew runs its own grinders; we do not sell or hire machines or diamond tooling. Resin and polished concrete are not part of our work either. If a resin contractor is booked for a unit near the Daventry International Rail Freight Terminal or elsewhere, we can grind the slab ready for them.
Doorway lips and garage floors in Daventry homes
Extensions are in steady demand on Daventry's estates, and each one has to meet the level of the slab already there. Even with careful setting out, the new floor and the old one can finish a few millimetres apart, leaving a small lip in the doorway. Grinding the high side down, then feathering compound over the join, gives one continuous surface for LVT or tiles. Of the town's homes, 17% were built between 2000 and 2014, and even a house that young can gain an extension whose floor does not quite meet the old one.
Garages being turned into rooms are another use: oil, paint and tyre marks are ground off so membranes and screed can go down cleanly. So is the old adhesive that stays on a slab after carpet or vinyl is lifted.
Grinding has limits. It lowers local high points but cannot correct a floor that falls across a whole room. In that case the highs are ground and the rest is brought true with compound to level the floor or a new screed. We also keep an eye on depth, because grinding too much off a screed can leave it below its minimum thickness.
Silica dust is the hazard. Concrete, screed and tile all contain it, so we grind only with extraction connected and seal off doorways. For jobs towards Northampton, see concrete floor grinding in Northampton.
