Grinding unit floors at Shires Gate Trading Estate
Four estates lie in the south of Royal Leamington Spa. Shires Gate Trading Estate and Queensway Trading Estate are two of them; Sydenham Industrial Estate and Althorpe Street Industrial Estate are the others. Retail units at Leamington Shopping Park, dating from 1989, add to the mix. When a unit on any of them changes hands, the floor usually carries traces of the last occupant: painted walkways, adhesive under old carpet tiles in an office corner, and the ridges where the original slab was poured in bays.
Diamond grinding takes those off in thin, controlled passes. A rotating head fitted with diamond segments cuts the top of the concrete away, so a proud joint or a ridge left by a trowel comes down without disturbing the slab around it. Paint and thin coatings come off the same way, and so does the weak, dusty laitance that sits on top of some screeds.
What happens next depends on the tenant's plans. A shop may want levelling compound and LVT; a trade counter may want a resin coating; a store room may need nothing more than a clean, sound surface. We do the preparation and hand over. Laying resin or polishing concrete is outside our trade, so for those finishes we grind to the surface texture the specialist asks for. Where heavy coatings or very large floor areas are involved, shot blasting or scarifying may be faster, and both come under our floor preparation work. Broken slab edges and cracks are put right through concrete floor repair.
Dust control in Royal Leamington Spa offices and homes
Grinding concrete and screed creates respirable crystalline silica, a dust fine enough to settle deep in the lungs. Every machine we run is connected to an extractor, the work area is screened off, and the floor is vacuumed before we leave. Video game developers, Playground Games, Kwalee and Sumo Leamington among them, have studios in the town, and when a studio or office is refitted the rooms next door may still be occupied, so that control matters.
In houses the reasons are smaller in scale. Homes built from 1945 to 1972 make up 29% of the stock, and lifting decades of carpet or vinyl in a house that age can reveal hard glue that has to come off before anything new is stuck down. In the post-war semis the typical project is a rear extension, and where its slab meets the original floor there can be a lip for the grinder to bring down.
Grinding has limits. It corrects high spots, not a floor that slopes or dips across the room; in that case the peaks are ground and the rest is filled with levelling compound or a new screed. Overdoing it can take a screed below its design depth, so the depth is checked first. Grinders and tooling are not something we sell or hire out. For thin smoothing over awkward bases once grinding is done, see latex screed in Royal Leamington Spa.
