Floor Levelling and Self Levelling Screed in Royal Leamington Spa

Our levelling work in Royal Leamington Spa is a poured compound that leaves the floor true for LVT, vinyl, engineered wood or large tiles. Homes, shops and offices all need it. Leamington is a centre of video game development, and office and studio fit-outs are another reason for a floor to be levelled to SR1 or SR2 before new finishes are laid.

Office and studio refits in Royal Leamington Spa

Studios such as Playground Games, Kwalee and Sumo Leamington are part of a games industry that has made the town a centre of development work. In an office or studio fit-out, new carpet tiles or LVT need a flat, sound base under them, and the floor work has to fit the fit-out programme.

To the south, Althorpe Street Industrial Estate, Queensway Trading Estate, Shires Gate Trading Estate and Sydenham Industrial Estate hold units that change tenant and change use, while Leamington Shopping Park, opened in 1989, has retail floors with similar needs at refit.

Flatness has a British Standard of its own, BS 8204. It works from the largest gap found under a 2m rule: no more than 3mm makes SR1, no more than 5mm SR2 and no more than 10mm SR3. Big format tiles and LVT show up every ridge and dip, and a lot of thin sheet products ask for nothing short of SR1. Levelling compound is usually laid from about 2mm to around 10mm thick, with some products made to go deeper, and fast drying versions let the flooring fitter follow closely.

Most commercial floors need work before the compound goes down. Old adhesive must come off and weak surfaces be removed, which is where concrete floor grinding comes in. Broken or hollow areas are put right first, under our screed repair work. Each base then gets the primer that suits it, whether concrete, sand and cement or calcium sulphate, because compound laid on an unprimed or dusty surface can lose its bond.

Uneven floors in older Royal Leamington Spa homes

In a house, levelling usually follows one of two situations. Either an old floor is sound but uneven, or a new extension meets the original house and the two floors do not line up. Compound can fix both, blending a small step so one finish runs from front to back.

Around one Leamington home in five, 21%, went up between 1973 and 1999, and floors from those years are often firm underfoot yet too wavy for a thin modern finish. A thin layer of compound over the right primer is usually the answer. The work is quick: the floor is cleaned, any loose patches are cut out and repaired, the primer goes on, and the compound is poured and spread to the depth the straightedge shows is needed.

A thin pour cannot stand in for a proper screed. If a floor is loose, cracked or badly out of level, a deep pour can crack and debond, and the honest advice is to replace the floor with a new screed. For very thin work, our latex screed service covers compounds laid a few millimetres thick. If the property is over in Warwick instead, there is a page on levelling floors in Warwick.

FAQs

Floor Levelling in Royal Leamington Spa: your questions

What is SR1 and does my floor need it?

SR1 is the flattest surface regularity class in BS 8204, allowing no more than 3mm under a 2m straightedge. Many thin sheet finishes, including vinyl and some LVT, demand it. Other finishes may accept SR2, which allows 5mm. Check the flooring maker's instructions, and we will level to the class they ask for.

When does a floor need a new screed instead of compound?

If it sounds hollow, moves underfoot, has cracked right through, is damp, or dips further than compound can safely fill, it needs rebuilding. A normal compound layer is between roughly 2mm and 10mm deep. Pouring much deeper to make up for a failed floor risks cracking and debonding, so rebuilding the screed is the more reliable fix.

Do you sand or refinish wooden floors?

No. Our levelling work is compound poured over solid bases such as screed and concrete, ready for the new floor covering. Sanding timber, resin coatings and polished concrete all fall outside it. If a timber floor needs work, a specialist floor sander is the right trade for that part of the job.
