Floor Levelling and Self Levelling Screed in Kenilworth

Kenilworth floors that are too uneven for LVT, vinyl, big tiles or engineered boards get a pour of self levelling compound from us first. The usual jobs are uneven old solid floors, the join between a house and its extension, and shop and office refits. At Talisman Square, the town centre shopping precinct, unit refits suit levelling or quick drying screed so that shops can reopen sooner.

Unit refits in Talisman Square, Kenilworth

Talisman Square began as a 1960s shopping precinct and was modernised in 2008, when a new Waitrose supermarket opened there. It is the main commercial block in Kenilworth's town centre, and when a unit changes hands the floor is often the first problem. Layers of old adhesive, patched screed and marks where counters stood show through new vinyl or LVT.

A levelling coat fixes that, and fast drying compounds keep a shop refit on programme. Where the base is too poor for compound, a quick drying screed is the next step, still faster than a standard sand and cement floor.

Flatness is checked against BS 8204. Lay a 2m straightedge on the floor and SR1 permits a 3mm gap, SR2 a 5mm gap and SR3 a 10mm gap. Thin sheet finishes often specify SR1. We survey the floor first, marking high spots that need grinding and low spots that need filling.

Primer is chosen for the base: power floated concrete, sand and cement screed or sanded calcium sulphate each need a different product. Old adhesive and contamination may need removing before priming, through our floor preparation service. For very thin smoothing work only, latex screed is an alternative.

Normal compound depths are roughly 2mm to 10mm, though some products allow more. Anything beyond that, or a floor that is breaking up, points to a new screed rather than more compound, and we say so at the survey.

Kenilworth homes: when compound is not enough

Compound needs something solid to sit on. Poured deep to fill a large dip, or laid over a loose or hollow screed, it can crack and debond, taking the new floor with it. So every floor is checked first: tapped for hollow areas, inspected for moving cracks, and measured for how far out of level it is.

Two situations come up often in Kenilworth homes. The first is the join between a house and its extension, where a new screed meets an older 1950s or 1960s slab. A small step or slope across the joint is a good job for compound.

The second is the older solid floor near the High Street or Abbey Fields with no damp proof membrane. Compound laid straight over that traps moisture under the new finish. These floors need proper preparation, and often a rebuild, before any levelling goes on. For those, rebuilding in sand and cement with a proper membrane will outlast any amount of compound poured on top. The same advice applies to floors in Stratford-upon-Avon.

FAQs

Floor Levelling in Kenilworth: your questions

How flat does a floor need to be for large format tiles?

Large format tiles need a flat base, usually SR1 or SR2 depending on the tile and adhesive manufacturer's requirements. To meet SR1, the floor may dip no more than 3mm below a 2m straightedge. A levelling coat brings an uneven Kenilworth floor within tolerance so the tiles sit flush without lippage.

Which primer goes under levelling compound on a concrete floor?

It depends on the base. Power floated concrete, sand and cement and sanded calcium sulphate each take their own primer, and the compound maker lists which ones are compatible. The primer controls suction and helps the compound bond, so skipping it risks pinholes and debonding in a Kenilworth refit.

Is levelling a floor cheaper than laying a new screed?

In most cases, provided the floor underneath is solid and only a little out. Compound is thinner and quicker. If the screed is loose, cracked or more than about 10mm out of level, levelling over it is a false economy because the compound can crack and debond. We tell you honestly which one your floor needs.
